After experiencing the aging period in foreign countries,China has also ushered in the era of surging elderly population.Family planning has spawned a large number of only-child families,which has also given great pressure to the new generation of young people to support the elderly,and also presented challenges to the elderly life in China.As an important way to solve the aging problem in China,the research on the endowment property by domestic scholars also concerns the development of the whole pension market and the welfare of the aged in China.This paper focuses on the risk sharing of PPP old-age care real estate projects.The paper is divided into three parts.First of all,the first part studies,sorts out and summarizes relevant literatures at home and abroad,grasps the process of relevant researches in real time and accurately,compares and analyzes the differences of relevant researches at home and abroad,and points out the direction for the research of this paper.On this basis,the overall layout of the paper is carried out,the framework of the research is clarified,and the subject that needs to be written in each chapter is clarified.Secondly,the second part focuses on the relevant theoretical knowledge of the research content of this paper,including PPP mode,endowment real estate theory,game theory and risk sharing theory.The systematic analysis and introduction of relevant theories are intended to clarify the knowledge system and components of the key contents of the research,which logically makes the writing more reasonable and fluent,and also lays a solid foundation for the next part.PPP mode is an important policy mode for the promotion of old-age care real estate projects,and it is the process specification for the operation of old-age care real estate projects.Under this mode,tripartite participants of old-age care real estate projects are bred,providing the basis and materials for the research.Tripartite participants are an important breakthrough for the research in this paper.The theory of endowment property deeply analyzes the relevant concepts of division basis and type of endowment property in China nowadays,which is a direct elaboration of the research object of this paper.This theory has conducted a comprehensive analysis from the generation to the development of endowment property.Game theory is the core part of the model to build a tool,the author use this tool innovation to the traditional risk sharing model,bargaining model in the case of game theory is an important part of the risk sharing model to build the foundation,the author's research direction is also based on thismodel,as well as another breakthrough of this essay.The introduction of risk sharing theory is an important part of the whole paper,which is the foundation of model construction in the following part.The process and procedure of risk sharing is also an important basis for the conclusion of this paper.Finally,the third part is the risk sharing model is built and case analysis,the author in the bargaining game introduced on the basis of the traditional three participants,incomplete information and build a relevant model and calculation,in the context of the actual case,within the scope of simulation data and store the results of analysis,finally come to the conclusion that the full text.In this paper,game theory is used as a tool,and qualitative and quantitative methods are used to analyze and study on the basis of relevant theories,which adds its own results for the research of old-age care real estate and has practical guiding value for the development of the industry.
