Study On YT Company's The Optimization Of Project Management Process For Intensive Use Of Urban Construction Land

It is an important task of natural resources management department to evaluate the intensive use of urban construction land,what is a mechanism for government evaluation and assessment,it plays an important role in promoting urban stock inefficient land redevelopment and improving urban land use efficiency.According to the work deployment of the ministry of natural resources,cities across the country have carried out intensive use evaluation of urban construction land since 2011,what provides a large number of business sources for various professional land consultation service agencies and also puts forward higher requirements for the project management level of each professional land consultation service agency.However,due to the limitations of project scale and enterprise operating characteristics,the current agencies generally do not pay enough attention to the evaluation project management of intensive use of urban construction land,resulting in the uneven quality of project results and the urgent need to improve project management.This paper studies the project management process of YT company's intensive use of urban construction land.This paper describes the current situation of the project management process of intensive use evaluation of urban construction land,investigates and diagnoses the main problems in the project management process of intensive use evaluation of urban construction land,and discusses and analyzes the causes of these problems.According to the critical process of diagnosis and determination,the method of project management process optimization is applied to design the intensive use of urban construction land and evaluate the project management process optimization scheme,and compile the corresponding implementation documents.Prepare the relevant supporting measures and complete the implementation of the project management process optimization design scheme.Firstly,the characteristics of the evaluation project of intensive use of urban construction land were analyzed,relevant theories of process management process optimization were sorted out,and the current research status of process optimization of domestic and foreign projects was summarized by referring to literatures.Secondly,the paper briefly introduced the basic situation of YT company and the stakeholders of the project of intensive use of urban construction land,sorted out and described the status quo of the project management process in stages according to the project life cycle,conducted detailed research on the existing problems in the project process management and analyzed the causes of these problems in depth.The key links of process optimization are determined by using the performance importance matrix and other methods.Thirdly,optimize the design for the key process of process diagnosis.The aim of process optimization was determined by benchmarking method,the design of process was optimized continuously by ESIA analysis method,and the document of process system was established by SDCA circulation method.By optimizing the design of the bidding process and redrawing the bidding process matrix,the post-bid evaluation database is established to publish the technical bid demonstration text,so as to achieve the purpose of improving the bid winning rate.Set up a model of contract risk evaluation system and standardize contract negotiation management.Standardize the principal principles and procedures of project team building and optimize the process of team building.Prepare WBS-based minimum cost quota for project activities,strengthen cost planning and control,ensure cost input,and ensure achievement of achievement quality objectives.Clear internal and external communication content and form,standard project communication management.The comprehensive evaluation system of project performance based on balanced scorecard and the individual performance evaluation system based on multi-angle evaluation were established to change the previous fixed quota and fixed proportion of performance bonus distribution system.Finally,summarize the whole paper,find out the insufficiency of the research and determine the next research direction.
