| The 21 st century is an era of global population aging.With the acceleration of the aging process of China's population,the key objects of pension services,such as empty nests,living alone and the elderly,will increase substantially,and will also become a major source of demand for the elderly.In the future,"pension + real estate" will become a new focus of industry development during the aging period.Anhui Province entered the aging Province in 1998,and the old-age real estate is still in the initial stage of development.In view of the transformation of the family structure and living mode of the elderly population,it is urgent to analyze the market demand of the old-age real estate in Anhui Province,so as to provide a basis for the forecast of the market demand of the old-age real estate in Anhui Province.Based on the demand of the elderly in Anhui Province,this paper discusses the main concepts and theories related to the old-age real estate,and summarizes and analyses the current situation of the development of the old-age real estate in Anhui Province.Through the questionnaires on the needs of old-age real estate in Anhui Province,the author understands and analyses the old-age people's own conditions,living conditions and their needs for the aged.Combined with the results of the questionnaires and literature research,the paper extracts the influential factors of the old-age real estate city from the five dimensions of population,economy,policy,society and others.Eighteen general factors of field demand.Principal component analysis is used to identify the key factors and forecast the market demand of pension real estate.Finally,combined with the analysis of market demand and influencing factors of the old-age real estate in Anhui Province,from three different perspectives of government,enterprise and society,it is suggested that we should increase policy and financial support,construct the information system of the old-age service,make scientific layout,innovate the development model,create diversified old-age products,and put forward suggestions.Many development strategies,such as management level and service quality,establishment of professional talent system of pension service,will transform the potential demand of pension real estate market in Anhui Province into effective demand,and promote the healthy and rapid development of pension real estate market. |
