In the process of rapid urbanization in our country.On the one hand,the growth of urban construction land has doubled the pressure of arable land protection and food security,and the conflict between land supply and demand has intensified.On the other hand,the city has attracted a large number of peasants to enter the city,resulting in a large number of inefficient use of idle and extensive use of rural homestead,which has aroused great concern from all walks of life.Therefore,coordinating the relationship between urbanization development and rural homestead utilization to improve the efficiency of rural homestead utilization not only ease the pressure on the country's farmland protection and food security,but also promote the continued development of urbanization.Based on this background,this paper takes the comprehensive benefits of rural homestead utilization as the core proposition of the study,and selects Beibei District and Wulong District as the research area,that two districts counties with typical representativeness in Chongqing.With the aid of the theories of urbanization,institutional economics,and sustainable development.AHP,Logistics,and comparative analysis are used.First,the interaction between rural homestead utilization and urbanization was discussed.Then,based on the establishment of a comprehensive evaluation index of rural homestead utilization,different regions(outskirts,tourist areas,remote mountain areas)and different layouts were evaluated and analyzed.Types(centralized layout,decentralized layout)of the level and differences in the comprehensive benefits of rural homestead utilization.Secondly,a series of 19 factors(natural,social,economic,urbanization,and population)that affect the comprehensive benefits of rural homestead utilization were analyzed.Finally,the following conclusions were drawn:(1)Research on the interaction between rural homestead utilization and urbanization has concluded that its has a complementary interaction.The development of urbanization can not be separated from the strong support of rural areas,and the development of urbanization has led to change of rural homestead utilization.The current level of urbanization in our country(56.10%,2015)is still in the mid-stage of urbanization of the Northam curve.It is a period of rapid growth and there will be a large number of rural population entering the city,which will have an impact on rural homestead utilization.According to the interactive relationship between urban development and rural homestead utilization,China should strengthen reforms to promote the use of urban and rural homestead utilization,remove the obstacles to the dual urban-rural structure,increase rural homestead utilization,and reduce the idleness of rural homesteads in order to promote Urbanization continues to advance.(2)Based on the evaluation of the comprehensive benefits of rural homestead utilization in different regions(urban suburbs,tourist areas,and remote mountainous regions)has concluded that there are significant differences in the level of comprehensive benefits of rural homestead utilization between regions,especially the comprehensive benefits of far-reaching mountainous areas are far lower than those of suburban areas and tourist areas.And,the level of economic,social,and ecological benefits in remote mountain areas is also significantly lower than in the other two regions.(3)Based on the evaluation of the comprehensive benefits of rural homestead utilization based on different layout types(centralized layout,decentralized layout)has concluded that the level of benefit of the centralized layout is slightly higher than that of the dispersedly-distributed homestead.Since the concentrated rural housing sites are mainly composed of high-level immigrants or disaster relocations,the construction of houses(homesteads)emphasizes the function of housing and lacks consideration of their economic benefits.Many concentrated housing sites are lacking or even not prepared for farmers.Retaining(planning)land for facilities such as livestock sheds and hospitals and dams has prevented farmers from freely engaging in family breeding and other activities,resulting in a relatively lower level of economic efficiency than rural housing sites with decentralized layout.However,the centralized layout of rural house sites is planned and built by the government.The degree of infrastructure improvement is much higher than that of decentralized self-constructed housing in terms of environmental protection,land conservation,intensive use,and human settlement.Such as garbage collection,unified gas supply,high road convenience.Therefore,the social benefits and ecological benefits of the centralized use of rural house sites are significantly higher than those of scattered rural housing sites.(4)Analysis of the Influencing Factors of the Comprehensive Benefits of Rural Residential Land Utilization has concluded that among the five factors that influence the set of natural,social,economic,urban,and population factors,the most prominent are the economic and urban factors.Among the economic factors,the average annual income and annual per capita income that households use in their homesteads to engage in production and business activities have the greatest impact on the comprehensive benefits of homestead utilization.In urbanization,the impact of population loss is most significant.The low economic income in rural areas is the driving force for the loss of rural population.Higher economic income attracts a large number of farmers to enter the city,which is a pulling force for the loss of rural labor force(population).The loss of population directly leads to the inefficient use of rural homestead waste,such as idle and extensive use.problem.Among social factors,the location conditions of rural homestead utilization determine the use of rural house sites to a certain extent.Good location conditions(such as suburban areas and tourist areas)will drive the economic benefit level and improve the comprehensive benefits of rural homestead utilization.In addition,government(policy)factors also have an important impact on the comprehensive benefits of rural homestead utilization.The government should play its role in improving rural homestead utilization.
