In recent years,with the increase of people's income,China large investment funds into the real estate market,coupled with the impact of people's stage of development of the rigid housing demand and the city changes and other factors,accelerated the rapid rise in housing prices,which brings the prosperity of China real estate market.However,in the face of the rapid rise in housing prices,accompanied by the national macro-control efforts to increase the impact of the real estate industry will naturally come out,the real estate industry increasingly fierce competition.For the real estate enterprises,it is very important to cultivate their own competitive advantages and enhance their core competitiveness.This requires enterprises to optimize the performance management system,or to build a more scientific management system.And based on the Balanced Scorecard theory under the guidance of the performance management system,contribute to the strategic goal of enterprise development the implementation effect of tracking the evaluation of good,optimizing the performance management of the enterprise fundamentally,to enhance its competitive advantage.The paper chooses A enterprise as the research object,because the A enterprise has the representative of the regional enterprise.In addition,A enterprise is a professional enterprise engaged in real estate development,and its growth is representative.In that study of the enterprise,the enterprise has the performance appraisal of one-sided,lack of scientific management,lack of incentive problems in the performance management,through the analysis of the problems existing in the performance management of the enterprise after the use of the Balanced Scorecard theory points out the necessity and feasibility of the construction of enterprise performance management system.Under the guidance of the Balanced Scorecard theory,the performance management system of the enterprise is constructed and implemented.The full text is divided into six parts,including: the first part is an introduction,which mainly introduces the research background,purpose and significance,research review at home and abroad,and research methods.The second part is the theoretical basis,mainly on the performance management theory and balanced scorecard theory related content.The third part is the analysis of current situation of performance management of A enterprise,A enterprisethrough the basic introduction,analysis of the existing in the current performance management in the enterprise's performance appraisal has one sidedness,the lack of the evaluation of incentives,performance appraisal results to reach the low rate,lack of scientific performance management concept of performance management,the lack of the evaluation feedback process.The problem,thus put forward the necessity of applying scorecard theory in the performance management of the enterprise in the balance.The fourth part is the A enterprise performance management system based on the balanced scorecard,including the use of principles and ideas,performance design,performance appraisal index system,the main performance appraisal method,performance management system.The fifth part introduces the construction of performance management system in order to ensure the smooth implementation of,according to the actual situation of the enterprise,put forward the protection from three aspects: system security,security management,organization and culture protection,the specific contents are as follows: the establishment of relevant performance management system,the establishment of appropriate incentive mechanisms,senior management to understand and support,strengthen the department of enterprise communication,build an effective performance feedback process,create a good corporate culture.The sixth part is the conclusion,which is the summary of the research contents and the prospect of the future research.Under the guidance of the Balanced Scorecard theory,the construction of performance management system for A enterprises is the optimization of A enterprise performance management.This study can not only enrich the practical application of the balanced scorecard,but also provide some reference for other enterprises in the real estate industry to implement performance management.
