The Balanced Score Card is taken as a strategic management tool,it uses a specific clear performance evaluation system to reinterpret the strategic objectives of the enterprise,the purpose is to examine the degree of realization of the company's strategic objectives.The real estate industry was under several ups and downs,is being turned from the real estate bubble to the core competitiveness of the industry-led competition.How to establish enterprise performance evaluation system of real estate enterprises development and combining the practicality and operability is an important issue to be solved at the present stage of real estate enterprises in China.In this case,Dalian LN Real Estate Co.,Ltd.is used as the research object to analyze the problems existing in the enterprise performance evaluation,designed a new set of performance evaluation system with the theory of Balanced Score Card.Firstly,This thesis introduces the concept of performance evaluation,the key indicators of four performance evaluation methods,mainly focusing on the structure of the Balanced Score Card,principles,advantages and disadvantages.Secondly,it introduces the basic situation,environment,strategic planning and current performance evaluation of Dalian LN Real Estate Co.,Ltd.,and analyzes the existing problems of the Company's performance appraisal.After the analysis,it is found that the performance evaluation system of Dalian LN Real Estate Co.,Ltd.has not been combined with the enterprise development strategy,and the problems of neglecting the process have been neglected and the performance of performance evaluation is insufficient.Based on the analysis of the company's strategic objectives and the mapping of the strategic structure,this thesis designs the performance evaluation system of Dalian LN Property Co.,Ltd.with the theory of the Balanced Score Card.The evaluation system includes the corporate level,Department as the representative of the department level,also the marketing staff as the representative of the staff level.Through the expert consultation method,it will re-select the performance evaluation indicators and take analytic hierarchy process to determine the weight.After making performance evaluation of the indicators and weights determined,the thesis makes the assessment criteria,planning the assessment process clear,then put forward the application of assessment results and other aspects of the proposal.Finally,in order to ensure the smooth implementation of the performance evaluation system of Dalian LN Real Estate Co.,Ltd.,the thesis puts forward the suggestions to establish the performance evaluation team,create a good performance evaluation environment and strengthen the training of performance evaluationThesis set up a new based on the theory of the balanced scorecard performance evaluation system for the target companies,which is beneficial to raising the level of performance management in Dalian LN real estate enterprises,improve the market competition ability of the enterprise;At the same time,Dalian LN real estate enterprises is a state-owned holding enterprises,the thesis could be helpful to promote similar enterprises performance management.
