Real Estate is a highly-regarded industry in China,which is not only related to the national interests,but also the pillar industry of the country.In recent years,along with the continuous weakening and even withdrawal of national regulation policy,now the Real Estate market in China has entered into the depth adjustment period and been reshuffled,especially,for small and medium-sized enterprises living difficult.Many Real Estate enterprises have also realized their competitive situation,and how to improve their competitiveness is one of the most important issues in this competitive situation.In order to improve the competitiveness of enterprise,it is necessary to turn company strategic objectives into concrete actions through performance management.As performance management occupies an important position in the company's human resources management system,the company's organizational structure design,staffing,targets,compensation management,etc.are based on the information provided by performance management.Therefore,formulating a performance management system plays a crucial role in improving the performance of the company and achieving the strategic goals of the company.Combined with the actual cases,this paper discusses the application of performance management theory in practice with LZ Real Estate Development Co.,Ltd.(referred as “LZ”)as a model.First of all,through on-the-spot interview and their own experience,combined with LZ's internal management documents and performance review historical data,it analyzes LZ's present situation and existing problems of performance appraisal;and then combined with modern performance management theory,it proposes corresponding measurements of improvement and optimization for the company's existing performance management system.The paper takes the process of performance plans,performance implementation,performance evaluation and performance feedback and application as a the framework,using the balanced scorecard and key performance indicator(KPI)evaluation method as tools,combining with rich first and secondary data,to excavate LZ existing unperfected performance management system,unclear performance plans,unsmoothed performance implementation,unreached designated position for performance appraisal implementation,inadequate performance feedback,etc..And the corresponding improvement plan is set forth to solve the problem.Meanwhile,the guarantee measurements for the performance management plan implementation of LZ are discussed.It can effectively improve the performance system of the enterprise and improve the comprehensive benefits,and also has certain reference significance for the performance management works of other companies in the same type of different industry.
