Since twenty-first Century,the real estate industry has gone through 18 years of rapid development,and its tentacles have extended to three or four line cities,and even developed counties and townships have been developing vigorously.But in recent years,in order to stabilize housing prices,some macro-control measures such as restriction,restriction and even price fixing have been adopted in recent years,which makes the market competition more and more intense.The profit rate of the real estate industry shrinks,and the profitability of the real estate development enterprises is significantly reduced.Generally speaking,the components of housing price include construction cost,business management cost,land cost,all kinds of taxes and business profits,etc.the construction cost accounts for about 35% to 50% of the total cost,while material cost accounts for about 70% of the construction cost.Due to the large amount of material cost,the purchase cost of control materials has become an important concern of the real estate enterprises.How to improve the level of procurement management to achieve the ultimate goal of controlling cost,establishing brand and realizing profit maximization has become the core issue of the survival and development of real estate enterprises.Firstly,this paper expounds the present situation of research on purchasing management of domestic and foreign real estate;then the real estate purchasing management theory of supply chain management,such as: ABC,timely procurement method is introduced in detail,and put forward the strategic purchasing management theory;and in-depth analysis of Suzhou high real estate Co.,procurement management status,and the the purchasing management problems are analyzed;finally,combined with the Suzhou hi tech Limited real estate problems in purchasing management,this paper puts forward the low-cost supply,purchasing,quality and supply efficient internal assessment,improve the supplier management system and aseries of procurement management and control means to achieve the quality and quantity of supply,cost assessment,optimal the purpose of enterprise brand tree.This study is based on the JIT ABC classification procurement theory,control theory of purchasing management theory,by applying the theory to solve the problem of purchasing management facing the practice of purchasing management of Suzhou high real estate Co.Ltd.,further verification and expand the JIT purchasing theory,ABC classification control system theory and the applicability of the theory of purchasing management,has theoretical significance some.At the same time,through the case study and solution analysis of Suzhou hi tech Real Estate Co.,Ltd.,it will provide an important reference and reference for other real estate enterprises to enhance their strengths and avoid weaknesses and improve their purchasing management level in the procurement management activities.
