China's real estate industry has been developed for about 40 years and remains the pillar industry of the national economy.Because of the land cost and government regulation,Real estate enterprises engaged in the development of project risks are accumulating,in order to optimize the allocation of resources,cooperative development project has become the realistic choice of real estate enterprises.At the same time,there are more idle funds in the society and they are willing to enter into real estate projects in that way.However,there are various types of cooperative modes,and different models have their own characteristics.The capital side does not have complete development experience to control the risk.Therefore,it is of great practical significance to study the risk evaluation of funds in the cooperative development mode of real estate projects.This article first defines the cooperation development mode of real estate projects in law,and find out the so-called "joint development" model on the market for the true and false identification,Then it establishes the research direction of the author,which is acquiring a stake of the project company.Secondly,according to the sequence of time,The process of the capital side entering into the real estate projects has been put into four parts,which are the phase of project selection,the phase of intention,the phase of cooperation and the phase of exit.Through a lot of literature reading,the author identifies the risk factors list of this mode on capital side,by the expert scoring method to optimize,this paper establishes a risk evaluation index system.Finally,this article finds in comparing relevant evaluation methods,that fuzzy comprehensive evaluation method is more suitable for the research content of this article,and the specific process of that is expounded after that.Based on the research results,the author makes an empirical analysis of the Weilaijia project,and provides some Suggestions for the evaluation results,which can be used as reference in the process of investment decision-making in the later stage.
