| The real estate development project is a kind of industry which needs a long investment cycle and a lot of money, it will be involved in many areas, and the whole process is relatively complex. Simultaneously it also will be affected by a number of relevant national policies and funding. However, the development of China’s real estate industry is in the stage of primary, the management of risk awareness is relatively weak and there is no certain risk management capabilities. Until now, the risk management of real estate development projects is not a systematic study. Therefore, research on the risk management of real estate development projects become more and more important.Firstly, this paper analyzes the current development of real estate industry at home and abroad, which use project risk management theory, based on the existing real estate development project life cycle and management of risk and the presence of different characteristics, building paper frame. According to the frame, cut from a risk management process development projects, to make the work of the entire development project risk evaluation and response and so on.Secondly, this paper analyses the risk management of the real estate development projects in Tangshan, then puts forward the evaluation index system of risk management,which including 4 second grade index — investment decision stage, construction preparation stage, implementation stage and operating stage and 17 third grade index extended from the second grade index. On this basis, the paper analyzes all the indicators.Thirdly, the paper uses AHP to determine the weight of each objective index and uses Fuzzy Comprehensive Evaluation to evaluate the all schemes by determining the association degree between risk management and the optimal index set.Finally, according to the above analysis results, the effective project integration management activities will be taken by evaluating the risk of project. |
