Research On The Influence Of Construction Project Change On The Construction Contract Price

One of the main development direction of national is new urbanization construction,the construction of engineering projects within the territory will continue to increase,the project is highly dynamic and uncertain during its execution,inevitably produced engineering change in the process of construction.As a result of the construction contract incompleteness,engineering change will cause the price of the contract price adjustment,resulting in the settlement price exceeds contract price,not conducive to achieve the goals of engineering.Therefore,research on the influence of engineering change on the contract price and control countermeasures is very important.This paper reviewed the research status of engineering change and contract price at home and abroad,proposed a method to study the influence of engineering change on the contract price.On this basis,this paper expounded the incomplete contract theory and the theory of contract management,scope of engineering change,combed the contract price on bill of quantities after business tax changing to value-added tax.This paper qualitatively analyzed the influence process change and the influence performance of the engineering change on the contract price from the contract angle.The process of the engineering change to the contract price was based on the engineering change factor,Change the processing procedures,claims processing procedures,dispute handling procedures,until the contractor to agree on the price of the project changes,the engineering change price was included in the contract price,resulting in the adjustment of the contract price;engineering changes on the impact of the contract price was divided into direct influence and indirect impact,direct influence included the impact on the work sections and preliminaries,the formation of the project to change the direct price;indirect effects included the impact of the cost and profits,the formation of changes in compensation prices.This paper analyzed the main influence factors of engineering change on the contract price.Identified the influence factors of engineering change on the contract price with the literature research method,used the importance index method to filter the factors.Used analytic hierarchy process and DEMATEL method considered the interplay of factors obtained the main factors were：the contractee's requirement of function,beautiful,building effect;the contractee optimized the cost;the contract was incompleteness;the design was not deep enough and the design was wrong;Changes in the engineering environment and conditions of the site.The paper analyzed the engineering change influence of engineering change on contract price and the main influencing factors of engineering change on contract price with 7 examples.The main influencing factors are put forward,and the corresponding countermeasures and suggestions are put forward for the main influencing factors,which can be used by the participants of the project.
