With the continuous deepening of China's reform of the housing system,continue to relax the purchase policy,the majority of residents purchase enthusiasm rising,individual housing finance business has been developing rapidly.Among them,the individual housing loan business with low risk,business scope,reliable guarantee,higher income,much of the vast number of commercial bank's favor,credit size and profit contribution proportion increasing.With the gradual expansion of the scale and the gradual strengthening of the impact,personal housing loan risks are also associated.In particular,after the global financial crisis,this trend has gradually increased with the adjustment of the structure of the financial structure and the real estate market structure,and there are signs of further acceleration and promotion,which has brought some hidden dangers to the bank.Under the tide of financial floating and the new situation of the ZG bank X branch,the research on the risk control of individual housing loan is very important and urgent.This is not only the key link to guarantee the benefit of the bank's continued profit,but also the important measure of the long-term and sustainable development of the bank.Therefore,it is imperative to study the risk control of individual housing loan.In the first part of this paper,this paper expounds the background,purpose and significance of the present research.On the basis of this,it expounds the current research status and some methods of personal housing loan risk at home and abroad,and then introduces the research content and research methods of this article,and then puts forward the technical route;the second part introduces the definition of personal housing loan.The characteristics of human housing loan,the definition,characteristics and identification of the risk of individual housing loan,and the basic introduction to the three theories of the key risk control of related individual housing loans: rational breach of contract and passive breach of contract theory,information asymmetry theory,risk option theory,and the third part,mainly introduce the domestic individual.The risk status of housing loan business,and then extended to the ZG bank X branch of personal housing loan risk status,and further made the classification of personal loan risk,that is,systematic risk and non systematic risk,and organically combined with the ZG bank X branch risk control status to be introduced;the fourth part,from the causes of the national macro policy,the cause of the real estate market,the cause of information asymmetry,the causes of the internal management and control of the ZG bank and the competition cause of the commercial banks,the paper analyzes the causes of the risk of the individual housing loan of the ZG bank X branch.The fifth part,on the basis of the previous analysis,is to master the macro policy,respectively.Strengthening the risk control of the real estate market,improving the organizational structure of risk management,focusing on the risk control of asymmetric information,strengthening the ZG bank audit separation system,and the innovative risk control methods,the relevant risk control measures and the expected targets are put forward.
