With the rapid development of E-Business,online shopping is changing people's consumption habits,and online shopping has become one of the main ways of people's daily consumption.In recent years,the rapid growth of the scale of online retail transactions has eroded the traditional retail market,and commercial real estate as the carrier of the traditional retail has also been affected to a certain extent,and the increasing rate of vacancy,the difficulties of attracting investment and serious homogenization have become the important problems hindering the development of commercial real estate.In this situation,if the commercial real estate wants to achieve a breakthrough in the development,it needs to improve operational management capabilities,and optimize the operation and management mode,thereby enhancing the core competitiveness of it.This paper analyzes the impact of E-Business on the development of commercial real estate in terms of consumption patterns,the scale of retail transactions and the vacancy rate of commercial real estate from the theory.Then,a VAR model is constructed to prove that E-Business is the Grainger reason of commercial real estate,and there is a long-term co-integration relationship between them,and the expanding scale of E-Business has a negative influence on the development of commercial real estate from the empirical perspective.This paper analyzes the differences in the compositions of operation management mode of E-commerce and commercial real estate from four aspects:operation mode,marketing mode,format structure and cost structure,and sums up the advantages and disadvantages of the operation and management mode of commercial real estate,so as to put forward the operation and management ability promotion factors of commercial real estate under the background of E-Business.Combining with the operation and management ability promotion factors of commercial real estate under the background of E-Business,this paper builds up the evaluation system of commercial real estate operation and management ability under the background of E-Business,and constructs the fuzzy comprehensive evaluation model,then,takes the Ocean City shopping mall as a case to evaluate the operation management ability of the commercial real under the background of E-business.According to the evaluation results and the operation and management ability promotion factors of commercial real estate,the optimization strategies of the operation management mode of commercial real estate that "Parity + Internet of things +Experience" three-in-one mode and the negative list mode are put forward innovatively.
