| Influenced by the double effects of globalization and marketization,urban land is subject to multiple impacts of economic and social transformation.It fundamentally holds and controls the development direction of the land market,changes the spatial allocation of land resources,and provides the basis for the scale expansion of the urban land.Commercial land,as a vital part of the utilization of the urban land,is an important space carrier of urban commercial development.With the type transformation of the urban leading function from production to consumption and steady improvement of city life,the retail commercial land,as the core elements of the commercial land,obtained great development space and opportunities,and characterized the status and influences of the commercial land in social and economic activities.Researches on the urban land about its utilization status and inherent mechanism in the process of commercial land evolution can reflect the changing rule of the urban commercial land and the spatial structure of retail business objectively,and provide scientific methods and basis to understand and solve the problem in a better manner.This paper takes Changsha as an example,based on current urban land status graph in 2000,2010 and applied with GIS and spatial analysis technology,characterizes the evolution process of the commercial land in 17 Changsha comprehensive management units through quantitative analyses of indicators such as expanding intensity and speed,the degree of spatial aggregation,changes of the scale and the direction of the evolution.Detailed figures of it include:the urban commercial space,as a whole,shows a tendency of rapid expansion.Moreover,it regards the central business district as the center circle and expands from it.Guided by the traffic corridor,It expands horizontally along the main road of the city such as Xiaoxiang Road,Shaoshan Road,Yingpan Road,which develops along East and South;The central business commercial land use has become saturated,the difference of the degree between the surrounding business communities is small,the commercial network system has not yet been formed;Commercial land in the peripheral area experiences a leap-forward development,while its layout is loose.Through the understanding of spatial differences in the commercial land evolution,researches summarizes the evolution characteristics of urban commercial land systematically,including evolution stages,levels,cohesion and diffusion.Subsequently,this paper classifies the research area by dimension according to the theory of scale,and discusses the evolvement mechanism of the commercial land from macroscopic regional scale,medium scale and microcosmic perceptional scale,by which concludes that three aspects,including the activation of the policy,the promotion of the economic and social development,the induction of the location traffic,are the main mechanism which affects the evolution of Changsha commercial land.Based on the analysis of the commercial land evolution characteristics and driving mechanism,this paper points out that the main problems about Changsha commercial land at present are:the original central effects of Changsha commercial land is strong which leads to a lack of motivation to expand;The periphery area tends to spread;Central scattered land is suffering consolidation problems;The commercial network system has not yet been formed due to the uneven development of commercial state,etc.Finally,in order to address the issues mentioned above,several countermeasures and suggestions are proposed,including improving the growth pattern of the commercial land,strengthening the regulation of the government,improving the commercial system,and optimizing the transportation network so as to strengthen the effective allocation of Changsha spatial resources. |
