In recent years,the rapid development of the real estate industry intensifies people's evaluation demand for the real estate industry.Under the market economy,the imbalance between supply and demand of high-quality education resources is transformed into a commodity relationship,which is manifested in a special form of space,which also leads to the phenomenon of "School District Housing".However,the evaluation of this kind of housing price can not be equal to ordinary housing,so we need to evaluate the value of school district housing price from different aspects.The traditional methods such as market method,cost method,income method and hedonic price method are habitually used in real estate evaluation in China,have their original limitations.Among them,hedonic price model is used frequently,but in the process of using,it is simple to consider that house price and characteristic variable are in a linear relationship of many variables,and the selection of function form has a great influence on the evaluation effect,but it often depends on people,so it is easy to cause large errors.In recent years,in order to improve the real estate price evaluation method,many scholars began to introduce the statistical modeling method into the real estate evaluation,and achieved good results.This paper will draw lessons from the experience of foreign real estate evaluation,introduce the random forest method to study the school district housing,establish the second-hand housing price evaluation model of the school district,and make a comparative study and analysis with the traditional characteristic price method,thus get the feasibility,applicability and accuracy of the random forest method used in the school district housing evaluation.Finally,The established second-hand housing evaluation in the school district is applied to Yuzhong District of Chongqing research,on the basis of selecting the listing data of the second-hand housing in the school district,through the data on the real estate websites of fangtianxia and Lianjia as the data source of this research,This paper collected260 sample data,and the judgment of the enrollment quota of the key primary school is mainly based on the listing information of the second-hand housing trading network and the field investigation and interview of the intermediary,modeling and forecasting.At last,the semi logarithm function form of the hedonic price method is used to compare the prediction model established by the Stochastic Forest regression method with the prediction model,which shows that the prediction results of the second-hand housingevaluation model based on the stochastic forest has high accuracy,and it is worth popularizing and applying.
