Increasingly active in the real estate market affecting all aspects of our country’s economy.In such circumstances, real estate appraisal agencies, banks and tax authorities have to invest alot of manpower and material resources for monitoring housing prices. They are increaseinvestment and expand the coverage in batch processing of real estate appraisal. Such a largequantity of data is producing as the booming market. It’s require the real estate appraisalagencies do the assessment more faster and more accurate assessment of the real estateproperty.The banking sector need monitor the real estate market price fluctuations and adjustin real time to the lending business. For local governments, it provides a broad tax source.HEDONIC method is the technology with high applicability in the real estate. The usefulknowledge and information can be extracted from mass ragged and imperfect data. Accordinglarge amounts of city cases data build and analyze multiple pricing models. Through thepricing models reflect the real and niche market situation and by the measures of communitygrading and price comparisons replenish the area which pricing models can not be covered,enhance the coverage and improve the accuracy for automatic evaluation of residential in thereal estate.This paper first introduced the necessary principle about automatic evaluation of real realestate, emphasized on description of the real estate attributes and HEDONIC price method,recounted the process of the data collecting,case data pretreatment,the regualitional rules ofcharacteristic and factors, talked about contribution of community grading and pricecomparisons in mass appraisal, described the analytic process of HEDONIC model.Less of the money went into data source collection by the way of Internet data acquisition.It can save time period of data warehousing, it is more economical than traditional fieldinvestigation and data purchase. HEDONIC model established by the HEDONIC method canavoid appraisers’ s subjective misjudgment, can reflect the practical market circumstancesmore scientific and objective. Thought community grading and price comparisons build moreHEDONIC models and market segment to reflect the pure price level of market from micro tomacro. Finally describes how to verify the veracity of market reflection by HEDONICmodel,how to make adjustment according to the rate of errors by compare the result of modeland the price of Internet cases, combined with community grading and price comparisons toimprove the coverage of mass appraisal in the city.
