With the vigorous development of the second-hand housing market,the concern for the second-hand housing valuation business is getting higher and higher.At present,there are not many researches on intelligent second-hand housing valuation systems at home and abroad.Traditional valuation methods rely too much on the subjective experience of real estate appraisers,lack of practical evaluation basis,and rarely establish appropriate mathematical models to quantitatively evaluate property prices.Therefore,we introduced the Hedonic model that brought the various objective conditions of second-hand housing into the valuation,and established an intelligent second-hand housing valuation system to solve these problems.This paper introduces the real estate valuation and the domestic and international development status of the Hedonic model.After comparing the three commonly used real estate valuation methods,combining the characteristics of second-hand housing valuation,the market method is selected as the basis for the evaluation of second-hand housing prices,and then the Hedonic model is carried out.In brief,from the aspects of the factors affecting the price of second-hand housing,the residential characteristics are divided into three categories: location features,architectural features,and neighborhood features.Based on this,12 feature variables and their preliminary selections are selected.Quantitative criteria,and test the four different forms of the Hedonic model's linear function form,linear-logarithmic function form,semilogarithmic function form and logarithmic function form.The results show the Hedonic model in the form of semi-logarithmic function and The data fits best,and then the 12 characteristic regression coefficient significance t has been tested to obtain the regression coefficient of the evaluation model,and the second-hand housing valuation Hedonic model is established.On the basis of determining the second-hand housing price evaluation model,the system's functional requirements and system business processes are analyzed.C# is used as the development language,the front-end framework uses Ext.JS,the database uses SQLServer,combine with ECharts and other technologies.Architecture and business processes,designed and implemented a second-hand housing price assessment system based on the Hedonic model.The system includes five functional modules: system management,valuation basic information,housing information collection,housing price evaluation,and house price influencing factors analysis.In this paper,the requirements analysis,system design,database design and system function operation of the system are designed and implemented.The operation effect of the system is also analyzed and summarized.
