At present,as China`s urbanization process is developing rapidly,the annual construction of cities and towns all around the country has reached 16~20 billion square meters.However,the acceleration of urbanization process not only brought about the growth of economic,but also brought about other problems like environmental pollution,haze and the shortage of resources.As a product of rapid economic growth and urbanization,department store account for more than a quarter of the total construction industry.The development of Green department store building will play an important role in energy conservation throughout the construction industry.Under the guidance of the sustainable development strategy,the country’s vigorous development of green department store buildings can not only change the current urban and rural construction model,solve the crisis of energy bottleneck and environmental pollution,but also implement the "Five Development Concepts" and comply the building policy called "Adaptation,Economy,Green,Beautiful".At present,there are few successful cases in Green department store construction projects,and considering the Green department store construction project has many business forms,high investment,complex green technology,and great influence on urban business planning,there will be more risk problems in the construction process.However,China’s Green building risk research is not so much mature at present,especially lack of targeted risk management research on different types of buildings.Therefore,research on risk management of Green department store building is particularly important.Based on the characteristics of Green department store building,this paper will focus on the risk management of Green department store building project,try to form the theoretical system of risk evaluation of Green department store building project,attempt to provide the basis for the construction and studies of Green department store building,and devote to effectively promote the scientific development of various types of buildings in the field of the green construction industry.Firstly,starting from four angles of planning stage,design stage,construction stage and operation stage,this paper applied the checklist method,literature reading,questionnaire survey and other methods to identify the risk factors of Green department store building project,to complement the risk factor list of Green department store building project in order to obtain 54 risk factors of Green department store building project,simultaneously,to analyze and identify the risk factors in different stages while doing this kind of green construction projects.Secondly,according to utilize comparative analysis method to compare with the risk assessment in common project,then select analytic hierarchy process(AHP method)and fuzzy comprehensive evaluation for the risk assessment of Green department store building project separately before applying both these two methods to establish the Green department store building project risk evaluation system.Finally,a Wanda Green department store building project in Jiangsu Province will be as an example in this article.Combined with the identified list of risk factors for Green department store building project in theory,it will be applied in this paper that the identification of risk factors,the evaluation method of analytic hierarchy process and fuzzy comprehensive in order to identify,analyze and evaluate the risk might be occurred in this project as well as to determine the membership weight of each risk factor and the severity of the project risk,then to put forward the concrete response measure to each risk factor. |
