Research On Endogenous Dynamic Mechanism Of Green Building Development Based On Double-Side Incentive

Green building is an important measure for sustainable development of the construction industry.In order to promote the rapid development of green buildings,China has introduced a series of incentive measures.However,these incentives have paid too much attention to external incentives and ignored the role of internal incentives.In particular,they have not paid much attention to the motivation of developers'endogenous dynamic motivation,which has led to the development of green buildings is not satisfactory.Therefore,constructing a developer's incentive mechanism from the perspective of internal and external incentives,so as to stimulate its endogenous dynamic for green building development,is the most durable and stable motivating force for the development of green building.This study uses behavioral economics theory and group behavior dynamics theory to analyze the behavior characteristics and mutual relationship between green building developers and government.Besides,this study analyzes the incentive mechanism of green building developers and its impact on developers by adopting the incentive theory.Based on the principal-agent theory and game theory,a game analysis model for the government and developers is constructed to analyze the influence of internal and external incentives and double-side incentives on the endogenous dynamic of developers.With the help of social network analysis model,this study identifies the important factors that affect the endogenous dynamic of developers,converting the endogenous dynamic factors into the realistic dynamic incentives from the perspective of internal incentives and external incentives.In addition,this study constructs the endogenous dynamic mechanism of green building developers based on internal and external bilateral incentives.The conclusions drawn in this study mainly include:(1)The behavior of developers is influenced by their own internal needs and external environment,and is mainly based on internal needs;(2)Both internal and external incentives will generate incentives for developers.The effect of internal incentives comes from satisfaction of internal needs,while the effect of external incentives comes from external returns and will produce crowding-out effect on internal incentives;(3)Internal incentives should be the core of the government's incentive mechanism design for developers,and the role of external incentives can be partially replaced by internal incentives;(4)Among the influencing factors of developers' endogenous power,9 factors,such as enterprise strategic objectives,policy support thrust,market demand pull force,interest pursuit,enterprise value concept,entrepreneurship,technological progress,enterprise technical level and ability,and market competition pressure,are important influencing factors.These factors and their interactions must be considered in the design of endogenous incentive mechanisms.Finally,based on internal and external double-side incentives,the endogenous dynamic mechanism of green building developers was proposed.It is proposed that the construction of the endogenous dynamic mechanism of green building development must be based on the internal and external incentives to stimulate the endogenous dynamic factors and external environmental factors,so as to realize the coordination of multi-factor systems and promote the rapid development of green buildings.
