In view of the pressure of high housing prices in large and medium-sized cities and the housing problems of a large number of floating population in China,urban planners and builders began to rethink the urbanization mode,seeking to shift from incremental to stock development,while housing construction shifted to the direction of focusing on comprehensive benefits and diversified development.It is a new mode in the housing rental market to renovate the existing buildings.It is designed according to the specific leasing group,the operation mode of the specific company,and the specific construction mode of the existing buildings.Although its history is relatively short,the relevant theories and practices are still in the exploration stage,and there are many disadvantages in the development process,but the leasing market demand is strong,and a good development trend has emerged.Based on the author’s practical design and practical investigation,this paper summarizes the standard framework and transformation method of existing building rental housing transformation through relevant theory and case analysis,and provides professional planning and design reference for future large-scale development and construction.The paper is divided into six chapters.The first chapter introduces the purpose and significance of the research,and expounds the research object.This paper points out the origin of the research on the renovation design of the existing building rental housing,summarizes the relevant research results at home and abroad,puts forward the research methods and research framework;chapter two expounds the theoretical and practical background of the renovation design,and summarizes the design trend of the stage renovation;chapter three analyzes the renovation methods of the existing buildings with non residential functional attributes,and first advances the types of the renovation design.Line induction analysis,and then research and analysis of design methods.According to the content of each aspect,using the professional theory of architecture,combining the analysis results of questionnaire survey and field survey and the relevant factors such as the original functional properties of the existing buildings,the transformation design method is analyzed;in chapter four,based on the design and research framework of chapter three,the design method of the rental housing transformation of the existing residential buildings is re analyzed,without subsequent practice.The fifth chapter is a design practice of the author for the residential function of the existing building rental residential transformation design,and combined with the theoretical methods of the fourth chapter to elaborate;the sixth chapter is the summary of the research results and the prospect of the topic transformation design.The innovation of this paper lies in: first,from the perspective of rental housing operation,the perspective of building ontology reconstruction and the perspective of tenant groups to analyze the influencing factors of design,so as to obtain more accurate design requirements.Second,through the case analysis,summed up the design method,the overall design guidance for the rental residential transformation design.Third,in this paper,from the difference of the reconstruction of the building ontology,we get the difference design method of the rental residential transformation design,and use it to guide the different types of existing building rental residential transformation design.Fourth,the paper is time-effective. |
