Chinese urbanization process has entered the fast lane.With the progress of urbanization,the speed of population gathering has increased,and the development of tertiary industry has become more and more rapid.As an important carrier to promote the construction of new urbanization,industrial real estate has become increasingly active and important.Generally speaking,the industrial real estate layout is larger than the traditional real estate,and the investment return cycle is longer,sometimes even more than 10 years.Although the industrial real estate industry has been born for a long time,its development is still in an extensive stage,lacking effective theoretical guidance,and few people make a profound summary and analysis of the industry development experience.As the core business unit of industrial real estate,industrial parks also have the above problems,especially the risk management in the process of project construction.The industrial park serves not only as a carrier for attracting investment,but also as a carrier for talent gathering.Risk management within the life cycle of the park will have a significant impact on both the constructor and the user.As the main body of risk management,the park construction party needs to improve its own active management ability and coping ability.The lessee as the affected object,its evaluation of the construction party's risk management and control ability is also important for the construction party to test its own risk management level.in accordance with.Firstly,this paper introduced the background of the topic and the research method,and clarified the significance of the research on this project to Gemdale industrial company.In other words,through the company's first project as the research object,it analyzed how to improve the risk management of industrial park project and form a perfect mechanism.On the basis of elaborating on the company and project background,based on the risk management practice of the construction project of Minhang High-tech park,the author obtained first-hand data through investigation and analyzed the problems encountered in the actual implementation of the project in various stages,including the stage of investment,preparation,implementation and operation.Through communication with the participants in the project development process,the author summarizes and refines the problems that have obvious impacts on the project at various stages and potential problems,combined with relevant theories to conduct targeted analysis of these specific problems,and various risk issues.Sort the importance and present the results in a more intuitive way.According to the analysis process and conclusions,the solution for the investment management of industrial park projects and the risk management at all stages of the operation is proposed as the basis for the improvement of the project risk management system of Gemdale Commercial Real Estate Co.,Ltd.,and attempts to be the same type of enterprise industrial park project.Investment development provides management experience and evidence.
