Research On Cost Control In Design Stage Of Office Building Project Of A University In Weifang City

In the whole life cycle of a construction project,the design stage,as the initial stage with short time and low cost,determines the investment of the whole project.It is an important step to control the cost of a construction project in advance in the design stage.It is of great practical significance to make a theoretical and systematic analysis of the cost control in the stage of construction design to provide intellectual support for the decision-makers of the project.In the design stage,the cost control includes a series of work that the design unit and the cost personnel cooperate to optimize the design scheme,adjust the cost,and unify the technical and economic indicators.Cost control in the design stage is of great significance to the whole project,so this paper analyzes and demonstrates the cost control system in the design stage on the basis of combing the relevant theories at home and abroad.This paper first describes the analytic hierarchy process and fuzzy comprehensive evaluation method,according to the three dimensions of time,logic and knowledge to build the cost control system of construction project design stage.According to the working characteristics and requirements of different stages in the design process,the selection and use of control methods are analyzed.And apply the idea of quota design to every stage.WBS is used to decompose the design phase,and the control theory and control method of the system are proposed.Then it analyzes the influencing factors of the cost control in the design stage,and in view of the current situation and existing problems of the construction project cost management in China's colleges and universities,on the basis of summarizing the domestic and foreign engineering cost management ideas and advanced management methods,combined with the reality of the rapid development of colleges and universities in the new century,puts forward a new idea of the construction project cost management in China's colleges and universities In the stage of scheme design,AHP and fuzzy comprehensive evaluation are used to analyze the qualitative factors and quantitative factors of the project;in the stage of preliminary design,value engineering is used to optimize the scheme as a whole,improve the functional structure and enhance the value of building products;in the stage of construction drawing design,WBS cost decomposition and value engineering are used to allocate investment and realize the matching of cost functions according to importance.Finally,combined with the development needs of cost control management in the design stage of engineering construction projects in China,the paper puts forward measures to promote cost control management in the design stage of projects,including technical measures,organizational measures and economic measures.
