Study On The Outdoor Environment Post-occupancy Evaluation(POE) Method Of The Elderly Care Apartments With Multi-subject Participation

With the aging and disability of the elderly groups in our country deepening,comprehensive pension apartments with integrated medical and nursing qualifications in the urban center will become the primary choice for many elderly groups.For safety reasons,a large number of elderly apartments are mostly closed management,and their outdoor environment has become the only place for elderly people living in elderly apartments to carry out outdoor activities.The quality of them will directly affect the physical and mental health of elderly people living in outdoor activities.Therefore,to create a comfortable outdoor environment for old-age apartments is on the one hand practical considerations,on the other hand it is the obligation of public services.At present,the quality of the outdoor environment of pension apartments still needs to be improved,and the collection of evaluation suggestions has become an important reference for environmental improvement,and the evaluation opinions provided by different subjects must be different.In the real situation,that is,the evaluation recommendations of the user,the manager,and the designer cannot be unified.The impact of this is that only from a certain subject point of view,such as the user's point of view,its implementability and feasibility are easily denied by managers and designers.In addition,users are often located at the back end of the design process,and their evaluation suggestions and appeals often cannot be directly fed back to the front end of the space design,resulting in a large number of outdoor environments where the design utility does not match the appeal.In the existing research,a large amount of literature has collected users' evaluations and opinions on the outdoor environment of retirement apartments,but it has not taken into account the opinions of designers and managers.The differences and commonality of the three evaluation opinions need to be studied and discussed.Based on the above research foundation,this article takes the outdoor environment of the city center pension apartment as the research object,makes assumptions about the differences in the main body's attention to the outdoor environment,and starts the subsequent demonstration process on this.The demonstrating method is to first use the analytic hierarchy process to construct the outdoor environment evaluation system of the senior apartment,and summarize 5 factors and 25 factors including space environment,safety guarantee,rehabilitation and maintenance,maintenance management,and humanistic factors.Taking this as a standard reference,send the evaluation questionnaire to the elderly residents,family members of the elderly residents,social workers of the SDIC Health Jiaqi Senior Apartment,Vanke Rongyue Binjiang Middle-aged Apartment,Yuexiu Yinxing Yiyuan(Dade Road)Nursing Home Satisfaction evaluation,and invite designers and managers to evaluate the satisfaction of the outdoor environment of the three elderly apartments on the same indicators.Finally,based on the evaluation results,the differences in satisfaction of indicators by different subjects are analyzed.It is found that there is a significant difference in the satisfaction evaluation of certain indicators,indicating that the subjects have different preferences in evaluating the indicators;thereafter,according to the variance contribution rate,the The ranking of different subject indicators' attention degree is further demonstrated to the difference that different subjects pay attention to the outdoor environment of the urban center pension apartment,which is consistent with the assumption.Finally,this article starts from the commonality of subject differences and believes that if the average value of a certain index item for multiple subjects is low and there is no excessive difference,it means that the problem corresponding to this index should be improved;if the subject's opinion exists If it is different,it depends on whether there are 3 subjects(the total number of subjects is 5).The score is low.If yes,the problem corresponding to this indicator will be improved;if not,it will not be improved for the time being.As a result,targeted improvement suggestions were proposed for the outdoor environment of various senior apartments.
