Study On The Renewal And Reconstruction Strategies Of Enterprise Unit Residential Areas Based On Open Blocks

Over the past 40 years of reform and opening up,a series of major reforms have taken place in China's housing strategy.The supply model has undergone a transition from national welfare housing to social supply and demand,and the planning design method has evolved from solving the housing shortage to people-oriented and ecologically diverse.At the same time as the design concept of urban settlements changes,the closedness of the space of unit-type residential areas in the early days of the founding of the People's Republic of China is continued,which is not conducive to urban development.As a unit-type residential area formed during the planned economy period,the enterprise-type residential area has been affected by the economic situation or the restructuring of the enterprise.With the passage of time,the enterprise-type residential area has become more social and physical space environment.As it becomes more and more socialized,there are also a series of problems in the sharing of resources with surrounding cities and the integration of internal resources.The Xi'an Xingfu Road section is a cluster of "156 projects" military enterprises.After more than 60 years of development,the entire urban section has undergone major changes.At the same time,it also has higher development requirements.Realistic needs for renewal.This article selects the enterprise unit residential area of Xingfu Road area as the research object.Through the investigation of the current situation of enterprise unit residential area of Xingfu Road area,it is found that the enterprise unit residential areaof this area has different scales,and there are many different types of urban residential areas.Spatial relationship,different sizes and different types of corporate units of residential quarters present different characteristics,for example: the internal service facilities of corporate residential quarters occupying large blocks alone are more open,and the behavior of residents has internal road crossing Sex;shared blocks and multiple small-scale corporate units occupying blocks all have the problem that the blocks are separate,the facilities are incomplete,the material environment is old,and residents need to bypass the blocks to meet the needs of daily life.Through the study of the open residential block model,it is found that the open block has the characteristics of open sharing and multiple integration,which has a certain guiding role for the enterprise unit type residential area to adapt to the development of the city.Therefore,this paper studies the enterprise unit type residential area based on the open block The strategy of renewal and reconstruction,analyzes the possibility and feasibility of the renewal and reconstruction of its open blocks,and proposes a suitable strategy for the renewal and reconstruction of open blocks of enterprise-type residential areas of different block types.
