Research On The Sharing And Integration Strategy Of Building Public Open Space In Shenzhen Bay Street

In recent years,with the rapid development of China's urbanization process,the urban land development mode has been characterized by high floor area ratio(FAR)and high density,especially in the neighborhoods with high commercial value,whose independent land shows an evident lack of public open space in urban areas.Intentionally or unintentionally,architects began to set up some public space open to citizens within the construction and development land.This type of open space is in the construction land,but available to the public for public activities with access all day for free.It can be called "building public open space",which could located both indoors and outdoors,with its functions including various activities such as passage,relaxation and so forth.China's policies and regulations in Hong Kong,Shanghai,Guangzhou,Shenzhen and other places have already created incentives and guidelines system for such space,but on the whole,the relevant policies are not perfect enough with a vague authority-responsibility relationship between the private and the public sector,and missing chains on the information disclosure and supervision and feedback system.The development,construction,management,and operation of building public open space are still fragmented from place to place,which leads to an extreme lack of publicity,a serious situation of isolation,decentralization and islandization,as well as a deficiency of coordination and integration of the public open space in the buildings completed.How to integrate the public open space from multiple subjects in planning,design,construction,identification,operation and feedback to ensure its publicity and improve its quality,so as to maximize the space efficiency has become the key to urgent problems.Drawing on the experience of Public Open Space in Private Development in Hong Kong and Privately Owned Public Space in New York,Shenzhen has already begun the practical exploration of building public open space in the 1990 s.The public open space of Shenzhen Bay Street studied in this thesis is the area where Shenzhen government has earlier controlled the development and integrated design of the public open space in the construction land from Planning policies,development and construction,design and use to management and operation.This thesis summarizes the theoretical system and practical framework of sharing and integration of public open space through the research on the theory and practice of sharing and integration at home and abroad.On basis of this,this thesis will studied on the sharing and integration of public open space in Shenzhen Bay Street from three aspects: environment quality after completion,sharing and integration strategy,as well as sustainable integration improvement in order to provide reference for the research on the sharing and integration of public open space in other buildings in China.This thesis is divided into three parts:The first part is the first chapter,which mainly discusses the research background,meaning,objects and content,clarifies the relevant concepts of building public open space,interprets the relevant and practical situation of the integration on building public open space at home and abroad,combs the policies and planning in Shenzhen on the guidelines for the integration of building public open space,and summarize the difficulties of the integration of building public open space in China.The second part is the theoretical and practical research at home and abroad,including Chapters 2 and 3,which summarizes the "two levels","five parties","certification standards",and "six major chains","six features"," four logics" of building public open space's sharing and integration.Based on the theoretical research results,I summarize the integration experience at the three levels of "macro-meso-micro",and reach a practical framework for sharing and integration of building public open space.The third part is the core of the thesis,including Chapters 4 and 5.The fourth chapter clarifies the scope and level of the integration of the research objects,tallies the information and usage data of building public open space,evaluates the space quality,as well as reflects on the problems of integration.Chapter 5 summarizes the integration strategies of the research object in both visual and nonvisual levels,summarizes its experience of sustainable sharing and integration,and proposes sustainable sharing and integration promotion strategies at the non-visual level,and carries out improvement and design of integration at the visual level.
