The real estate market has experienced many years of baptism and changes.It is no longer a simple process of building residential houses.At this stage,the real estate development needs to establish a perfect ecosystem centered on residential areas to attract the owners to buy houses.The meaning of the quality of residential quarter has also changed from the single expression of housing quality to the comprehensive evaluation of the whole residential quarter.Therefore,the housing quality at this stage is directly related to the housing sales.The real estate developers should focus on the feedback of the owners on their development products to improve the development quality.At present,the current government documents and industry rules have detailed regulations on the quality requirements and operating procedures of residential projects.And there are relevant quality management and supervision departments to carry out regular inspection and patrol on the projects under construction,so as to ensure the good quality of the housing.However,although the legal system and supervision measures are relatively perfect,the quality problems of residential projects have been frequent.Up to now,we can still see news reports that serious quality problems such as "tofu dregs" project and "building sticking" have seriously damaged the rights and interests of buyers.The quality of residential quarter is not only an economic problem in China,but also a livelihood problem to a greater extent.Therefore,although there are not a few researches on engineering quality problems,they still have the value of discussion.Based on this kind of development demand,QFD(Quality Function Deployment)technology is introduced to control the quality of residential area project.The biggest feature of this method is to view the quality demand from the perspective of the buyer,and combine the demand of the buyer with the actual project to create a residential project that satisfies the owner.Through QFD technology,we can extract the owner’s demand,collect the owner’s satisfaction,calculate the weight of each demand,establish the relevant matrix,transform the owner’s demand into the project quality demand,and finally get the key quality characteristics.And guide the whole process of residential area construction based on analysis.The innovation of this paper lies in the application of QFD technology and FAHP method in the real estate development process,providing guidance and suggestions on the overall quality of the development process of Z residential area,collecting relevant data through field survey of Z residential area owners and potential owners,summarizing the needs of owners as a whole,and constantly extracting the complex needs of owners into a refined language through KJ method 。 Experts and relevant technical personnel are invited to view the owner’s requirements,list the relevant engineering quality characteristics based on the specific situation of the project,and quantify the engineering quality characteristics and the extracted requirements.On this basis,a complete house of quality is established,and the key quality characteristics of Z residential area are calculated.Combined with the importance satisfaction analysis of the owner,the most important influencing factors are comprehensively judged.Through a series of analysis and evaluation,eight quality characteristics that need to be improved are finally determined.These eight quality characteristics are the most concerned and relatively weak link in the development process.In view of the key quality characteristics extracted from many requirements,this paper provides some improvement measures and management suggestions for the overall project development process from four aspects.
