| From the second half of 2019,with the slowdown of national economic growth and the continuous increase of the policy of "no speculation on housing",the real estate industry has entered an unprecedented horizontal market,and even some cities are showing a downward trend.The major real estate development enterprises are facing the pressure of slow de inventory and slow return of funds.In order to survive better,enterprises need to further optimize the enterprise management and project operation mode to achieve the continuous reduction of cost.And the construction quality of municipal supporting projects in real estate construction projects is also an important factor that affects the use function of houses after the products are delivered to the owners.In this paper,from the perspective of strengthening management,energy saving and efficiency increasing of real estate development enterprises,the government departments and supporting monopoly units are taken as service providers and cooperators.Taking project a as an example,this paper analyzes the current situation of water supply,gas supply and heat supply of residential projects,finds out the problems existing in the whole process management of the three processes,and carries out the process reengineering of key nodes Finally,the paper analyzes the benefit impact of BPR on the project.This paper first studies the development status of municipal supporting management and Process Reengineering at home and abroad,and then summarizes the principles,procedures and methods of process reengineering through reading literature,and takes resource optimization and coordinated management as the theoretical basis;taking project a as an example,it selects the three major of water supply,gas supply and heat supply in the municipal supporting system of residential project The current situation of water supply,gas supply and heat supply is analyzed from the five stages of pre installation commissioning design,contract signing,construction stage,acceptance stage and late delivery and maintenance stage to find out the existing problems;then summarize the problems and form the solution ideas of process reengineering;then,according to the ideas,carry out the overall process reengineering and Water supply,gas supply,heat supply sub process reengineering.After that,it analyzes the influence of BPR on the development cycle,cost and other factors of the project,so as to realize the benefit improvement of project a.Finally,from the government,monopoly units and development enterprise management,the measures to ensure the implementation of the reengineering process are given.At the same time,we can see the shortcomings in the process reengineering,such as the process is a partial option,which can not reduce the cost of project a comprehensively.However,it has guiding significance for the exploration of process reengineering of complete supporting projects in residential projects. |
