The attached affordable housing mainly based on urban renewal has become the major mode of providing affordable housing in Shenzhen.The spatial segregation between commercial housing and housing users has begun to become a hot social issue.It is necessary to guarantee the basic spatial requirements and high quality living experience of public rental tenants in residential district planning and architectural design,which,however,has not triggered systematic discussion among the academic and practice circles in time.In the context of a large number of rapid “production” of public rental housing,this study is an attempt to analyze the spatial segregation of the construction-type public rental housing from the perspective of the segregation of space elements and the perception of residents.The study takes Shenzhen as an example.The questions to be answered include: 1)What specific elements and forms are involved in the spatial isolation between commercial housing and affordable housing? 2)How do residents of public rental housing feel about living in segregation? 3)What effect does the above-mentioned spatial isolation form have on the interpersonal interaction and use of public space in residential areas of public rental tenants? The research integrated multiple methods such as literature retrieval and analysis,field surveys,questionnaire surveys,in-depth interviews,and on-site observations.Firstly,select 23 construction-type attached public housing areas in Shenzhen for survey analysis,summarizing spatial isolation elements and forms.Secondly,it is on the basis that three representative public attached public housing units were selected for comparative study to analyze the impacts of spatial isolation on residents’ perception and their use and interaction of public space.The findings are as follows: 1)The spatial segregation of the attached public rental housing in Shenzhen mainly includes seven types of forms,namely poor building layout,wall/railing separation,poor accessibility of public facilities,non-shared parking,differentiated gate,greening and property space management;2)In terms of residents’ feelings of spatial segregation,the most unacceptable spatial segregation form for public rental tenants is the fence/railing isolation,followed by differentiated gate,and poor public facilities.Sexual and non-shared parking,the more acceptable form of space segregation is poor building layout,differentiated greening and property space management;3)spatial segregation and public housing use and communication of the attached public rental housing are strong negative correlation,but the interaction between middle-aged and old-age groups is relatively less affected by spatial isolation;4)The attached public rental housing with better surrounding environment can make up for the urgent demand and dependence of public space,effectively reduce the feeling of segregation,thereby reducing the impact of spatial isolation within the settlement.Finally,based on the above research,this dissertation provides optimization suggestions for the design of attached public rental housing from five aspects: the design of public space,the provision of supporting facilities,the mixed living mode,the site selection and land transfer conditions into and clear.This will provide evidence and reference for Shenzhen and other domestic cities in the process of affordable housing construction to reduce the degree and residents’ feelings of spatial segregation.
