Residential Segregation And Social Mix In The Construction Of Public Rental Housing

Housing security system is an important part of China’s housing system. As the housing price of Beijing continues to rise, the housing problem of the low and middle-income groups has become the focus of the government and the whole society. The construction of indemnificatory housing is an fatal method to solve this problem. At the same time, the income gap between different classes is becoming bigger and bigger in the country, and residential segregationphenomenon is about to appear driven by the market forces. Under the background of the current history, we need to reflect the status quo and problems of the indemnificatory housing construction, analyze the internal relations between the construction mode and the residential segregation phenomenon, and discuss on the best solutions and policy suggestions.Thepublic rental housing is a main part of Beijing’s indemnificatory housing construction. Thepublic rental housingof Beijing is the main research objectof this study. By the methods of empirical research and theoretical study, we summarize the social influence brought by Beijing’s public rental housing construction. We go back to the origin of residential segregationphenomenon, comparatively analyze the relations between Beijing’s public rental housing construction and the residential segregation phenomenon, and suggest to construct the indemnificatory housing community based on the mix housing method.This thesis is composed of five sections as follows:The first section: the background and meaning of this study, the research focusof this thesis, the method and framework, as well as some definitions.The second section:summarized the construction background and the actualities of indemnificatory housing in China and Beijing, reviewed related theory research, and analyzed the different construction modes of China’s indemnificatory housing.The third section: studied the macroscopic and microscopic residential segregationphenomenon in Beijing via on-the-spot investigations and data analysis of Beijing’s public rental housing cases.The fourth section: went back to the origin of residential segregationphenomenon, analyzed the reasons and causes, as well as the relations between public rental housing construction and the residential segregation phenomenon. Summarized the social influence of the residential segregation problem and the solving strategies by the western countries.The fifth section: established the indemnificatory housingconstruction method based on the mix housingtheory, aiming at social mix. Analyzed the feasibility of promoting mix housing mode in China, and came up with the specific strategies.
