In 2019,Chinese society entered the "Silver Age" and the population structure changed profoundly.At the same time,it faces the problems of social and economic transformation,the change of consumption habits of the elderly,and the continuous weakening of the traditional family pension model.This makes us have to face the phenomenon of social aging from a new perspective.To this end,the state has issued a number of policies,actively supporting private capital to build an aged care service industry,and proposes socialization and marketization of old-age care,which determines that real estate is bound to be the largest participating body,and its development and design logic will certainly be a response.The key to aging is to force us to explore the development and design model of old age and old age as the optimal solution to the problem of aging.The experience of developed countries shows that relying on pension real estate is an effective way to deal with the problem of aging.However,China's exploration of old-age real estate started late and developed slowly.The practical projects are mainly concentrated in a single old-age community and old-age facilities,ignoring the geographical attributes of the community and the emotional needs of the elderly,resulting in single service,weak intergenerational integration,and difficult profitability.A series of development dilemmas.Based on this,this paper proposes a new type of community model that combines “ageing for the elderly” with “community construction” with the age of “ageing old but not old” and combining it from the perspective of development and design.Sexual,systematic construction strategy.The main research contents are as follows:First of all,this paper summarizes the development practice of the development of old-age real estate in developed countries,and concludes that all countries are practicing the principle of aging at the age of aging.Then,carry out on-the-spot investigation and analysis on the status quo of domestic practice,and summarize the current shortcomings and limitations in China.Then,based on the problems existing in current community construction and the development trends at home and abroad,a model of mixed age with old age and old age is proposed,and its feasibility is demonstrated from the necessity and timeliness.Finally,based on the “15-minute life circle” residential area classification control criteria,combined with domestic and international practice cases,the use of architecture,urban planning,economics and other related knowledge,from macro-policy,pre-planning,community planning,residential buildings,supporting Specific construction strategies are proposed for facilities and outdoor environments.The mixed-age community of the whole age provides a new mode of living and living for the elderly in China and the future generations.It also proposes a new design idea for the new community to integrate the function of old-age care,with certain Realistic meaning.
