With raising the level of increasing aging in our country,the demand of pension property rises rapidly,the major developers of real estate spare no effort to explore the emerging business sector actively,the financial and service care institutions which are related to the chain also show a great interest in business.The development of pension property is booming.However,with the policy dividend,the existing projects are unsatisfactory.The common problems that exist in the real estate industry have a more prominent amplification in the pension property project,the mainly are the lack of cost control,too much invested capital,the carelessness of financial risk prevention and control,the financing channels awaits broaden and a series of problems such as the insufficient prophase planning and design argumentation.etc.In allusion to these problems,the author analyzes the market demand and the development of present situation of pension property through the investigation.Three basic understandings of the current pension property consumer groups pension had been formed: Combined with the status quo,this article draw lessons from the "CCRC" mode of The United States and the Chinese specific national conditions,the hybrid pension property concept is proposed,and mainly embodied in three business processes: the preliminary planning and investment,the development and sales of the mid,the late operation and service of design strategy,and conceived the ideal model of pension property in our country.Finally,the research results will be helpful to adjust the supply and demand balance of pension property market,clear the direction of the pension property development,promote the specialization development and the industrialization development of pension property,for the hope of achieving innovation and breakthrough in Chinese pension property domain. |
