Maintenance Outsourcing Management For Mechanical And Electrical Equipment In R Plaza

With the intense competition today,the comfortable environment is an essential indicator to evaluate a shopping center,of which the smooth operation of mechanical and electrical equipment constitutes a guarantee.However,most of the mechanical and electrical equipment of shopping centers is under the maintenance outsourcing mode due to the operational features of the centers.Shopping centers in China generally take price as the primary factor to select the maintenance outsourcing service provider.But scientific and systematic management approaches have not yet been in place when it comes to how to choose a right maintenance outsourcing service supplier and how to evaluate the maintenance performance of the service supplier.With R Plaza as a case,this paper explores the current conditions and strategies of maintenance outsourcing and spots the problems with the maintenance of mechanical and electrical equipment in R Plaza via brainstorming.An index system that takes price,random number,management and cooperation into consideration is established for R Plaza to select maintenance outsourcing service supplier for its mechanical and electrical equipment.Taking the choice of the selection of maintenance outsourcing service provider for elevators and escalators of the R Plaza,the questionnaire is used to evaluate the weight of the selected indicators.Finally,the most suitable elevator system maintenance outsourcing service provider is selected through calculation.Taking the fire extinguishing system as an example,based on fire protection regulations and national standard requirements combined with expert opinions,the evaluation indicators of maintenance quality,corporate image,personnel quality and maintenance plan are constructed for maintenance management performance.The index gives weights to produce the "Fire Protection System Maintenance Management Performance Evaluation Form" suitable for R Plaza.The finding results in this paper provide an alternative to analyze the management of maintenance outsourcing of mechanical and electrical equipment in other shopping centers.
