Public space compensation is one of the effective ways to improve the environment quality of high density old town and improve the living quality of residents.Under the background of stock land optimization,the main purpose of this paper is to solve the problem of lack of public space in high density old town,resolve the contradiction of multi-interest groups in it,and put forward public space compensation strategies for the high density old town to improve its public space and improve its quality of environment.Firstly,this paper elaborated from the three aspects of historical background,development trend and practical problems.Combining with domestic and foreign literature research on high-density urban design and public space compensation,it clarified the necessity,importance and feasibility of public space compensation for high density old town under the background of stock land optimization.Based on the public goods attribute of public space,the particularity of public space was analyzed.This paper further analyzed the reasons for the lack of public space in high density old town from five aspects: the historical root of urban construction,the change of citizens’ needs,the absence of index system,the concept misunderstanding of government development and construction,and the pursuit of economic interests in the development and operation of suppliers.Finally,the nature of the contradiction between the supply and demand of public space in high density old town was proposed to lay a foundation for the follow-up research.Secondly,taking Zhongshan District of Dalian as a case,this paper evaluated the supply status of public space from the dual dimensions of space and society,and extracts the space units which lack of public space.Then it summarized the characteristics of the space unit from the aspects of history,location and function.Next,this paper quantified the users’ demand characteristics of public space in high density old town by using demand index,and obtaieds the demand characteristics of the users for different spatial types,different functional types and different scales.In the end,it concluded three core problems of the current supply of public space in the high density old town,the limited land resources and the transformation of its production logic,which are the important problems to be solved in the following case analysis of public space compensation.Thirdly,by analyzing and comparing the characteristics of Hong Kong and Japan in three aspects: the design mode,the incentive policy,the management and operation,the reasons for their success was summarized.In order to find out the problems of public space compensation in high density old town of China,the paper summarized the current situation of public space compensation in high density old town of China in the practice of system design and urban design and its shortcomings.Finally,in view of the problems of public space compensation in high density old town of China,the principles and strategies of public space compensation in high density old town was put forward including urban design and system design.It includes three principles including user-oriented basis,consideration of efficiency and fairness,priority and sustainability of ecology;three spatial design strategies including mining space resources to build public space,improving public space accessibility and identifiability,optimizing the function of public space and space quality;and three institutional design strategies including detailing design requirements,perfecting the management mechanism of public space compensation,perfecting the guarantee system of public space compensation.
