Research On Exsisting Multi-storey Rsidential Renewal In Northeast City Based On SI Separation

At present,China’s urban development is facing tremendous pressure from the demand for environmental sustainability.On the one hand,people’s living standards are improving day by day,along with the aging of the population,the requirements for the overall level of living environment are also rising;on the other hand,the main way to improve living conditions is to buy new houses,which leads to the rapid growth of the number of existing houses.This makes us realize that it is imminent to renew the stock of existing residential buildings in cities.Different from the traditional renewal methods,the residential renewal method based on the separation of support and infill pays more attention to the diachronic growth of housing,which is conducive to solving the relationship between housing and city,and protecting the collective interests and personality development of residents.At the same time,the method of SI separation makes it possible for existing residential renovation to take advantage of the achievements of residential industrialization and improve the living standard.Under the guidance of SAR theory and SI system theory,this paper studies how to separate SI,and systematically studies the renewal of existing residential buildings in Northeast China,taking the adaptability of housing support and the industrialized production mode of infill as the key points,in order to solve the problem that small and medium-sized residential houses can not meet the changing residential needs of residents.What’s more,it can also achieve high-quality and efficient construction,save manpower purposes.This paper systematically studies the theory of SI separation and the characteristics of existing multi-storey residential buildings in Northeast cities.On this basis,it puts forward the method of SI separation of existing residential buildings,points out the problems existing in SI separation,and lays a foundation for the renewal of support and infill respectively.This paper has achieved creative results from two aspects: one is the adaptability renewal of the existing housing support.According to the steps of zone analysis,margin analysis,basic unit analysis and derivative unit analysis in SAR design method,the adaptive updating of support is gradually studied,and the modular coordination of support is studied based on SAR’s modular grid.The second is the industrialization renewal of the existing residential infill.After the adaptability updating of the support is completed,the updating of the infill is discussed from the aspects of household participation design and interior quality.Attention should be paid to the participation of people in housing renewal,and the specific process and method of participation should be clarified.In view of the various restrictions of existing housing support,this paper puts forward a matching application strategy of interior parts technology from three aspects: interior interface,modular parts and pipeline facilities.The existing residential renewal based on SI separation is an important supplement to the traditional residential renewal method under the background of current industrialization.Its significance for sustainable development is embodied in the following aspects: theoretically,it can build a complete set of existing residential renewal guidance methods,change the inherent flaws of the traditional design model,taking into account the construction efficiency and design flexibility,thus solving the social problems such as the current stock conversion.In practice,the industrialized production mode of infill can improve housing quality from the source and promote the formation of industrialization chain of existing housing renewal;pay attention to people’s living needs,avoid secondary damage caused by improper renewal,longterm adaptability after renewal is conducive to long-term economic benefits;To ensure that large-scale updates in the future can be carried out with high efficiency and high quality,and realize the transformation of China’s housing industry from extensive to intensive.
