With the development of urbanization and the improvement of urban construction floor area ratio,the use of elevators is becoming more and more common.Reasonable and effective elevator maintenance is the most efficient way to ensure that function of elevator plays the most efficiently.Elevator as a special equipment is complicated and has many types,so the links and opportunities for the failure are also more,which leads to need the more demanding the techniques and conditions required to bring a failed device back to its original performance.Therefore,how to choose maintenance mode for different equipment of elevator and how to reduce the number of elevator equipment failures is more and more important.Based on the research results of traditional equipment maintenance in enterprises,the paper studies the maintenance and management of elevator equipment from three aspects: the selection of elevator equipment maintenance mode,the determination of maintenance times of elevator equipment and the decision of elevator equipment maintenance interval.The main contents are as follows:1.The elevator is a complex equipment composed of multiple systems.The number of equipment in an elevator ranges from several hundred to several thousand.Therefore,the primary problem of elevator maintenance and management is the classification of the equipment.In this paper,the method of gray cluster analysis is used to establish the equipment importance evaluation model and the elevator equipment is divided into three types.Based on the classification results and logical decision diagrams,the appropriate maintenance modes for various equipment are selected and different elevator equipment maintenance modes selection processes are given.2.Preventive maintenance is the most important maintenance method to reduce the number of equipment failures.This paper first establishes the equipment regular maintenance model with the goal of minimizing the average maintenance cost of the equipment.For a single device,the paper based on age regression model determines the effective age of a single device and establishes a mathematical model with the goal of minimizing maintenance costs in the life cycle,so as to solve the optimal regularly dimensional periodic of single device;For the elevator system,the idea of group maintenance is introduced to establish an optimized model of multi-equipment group maintenance on a regular basis;Finally,the practicality of the maintenance model proposed in this paper was verified by an example analysis.3.Condition maintenance is another preventive maintenance method.This paper establishes a decision model based on the state of maintenance of lift equipment with minimum average maintenance cost.For a single device,the introduction of mixing factors in the model describes the change in the failure rate of the device as the age of the device increases and the introduction of improvement factors describes the effect of preventive maintenance;For the multiple devices,the concept of maintenance time windows is introduced and the paper establishes the group maintenance model;Finally,an example analysis showed the effectiveness and practicability of the model in practical operation.The research work in this paper is an important part of the maintenance and management of elevator equipment.It provides strong support for reducing elevator equipment maintenance costs,improving maintenance efficiency,and informatization of elevator equipment management.
