With the influence of real estate regulation policy and the adjustment of the market,China's housing market has been gradually transition to a stock market by the incremental market,especially in the cities,in the early years construction and development of village,facing the reality of the transformation and upgrade of demand,residents living environment of increasing demand more and more old village renovation project.In addition to the characteristics of general engineering projects,the old residential district reconstruction projects also have many characteristics of their own.For example,in the construction process,the old residential district must fully consider the public security,the temporary needs of residents,and the application of government funds,etc.,which also bring greater difficulty to the cost management of the renovation project of the old residential district.This paper takes Community A of Licang District of Qingdao City as an example to study the cost management of the renovation project of old residential areas.This paper studies the cost management of the renovation project of old and old residential areas,summarizes and summarizes the problems in the impact cost management of the renovation project of old and old residential areas in li cang district,and through the research,integrates the field practice to effectively control the project dynamically,and mainly completes the work as follows:(1)Based on literature review and field investigation,this paper analyzes the current situations of the environmental characteristics of Community A from the environmental aspects such as the current situation space spatial enclosure,traffic organization,green space system and lighting system,and analyzes the existing deficiencies and discusses the corresponding corrective measures.Later,the paper integrates the rectification measures of all elements in Community A,and summarizes the rectification plan of Community A based on the reconstruction of old residential areas.(2)Finally,based on the research results,this paper analyzes and discusses the cost management problems in the rectification project,and meanwhile discusses and explores the cost management methods for the comprehensive improvement of the old residential areas according to the existing problems.The problems existing in the actual project are mainly reflected in 7 aspects,such as the increase of costs caused by the project's working depth and improper operation mode,the shortage of funds caused by the incomplete coordination of all parties in the project,and the standard exceeding of budget estimates caused by the insufficient system and monitoring strength.(3)In view of the problems,this paper discusses and explores the cost management methods of the renovation project of old communities,and proposes six cost management methods,such as accelerating the implementation of agent construction system,implementing the quota design and design supervision system,and establishing the project post-evaluation system.Through the in-depth study of the project cost management theory,by combining with the site management experience of the renovation project of the buildings in Licang District,the costs are controlled and managed.Therefore,a more effective project cost management mechanism is proposed and applied in the future implementation of the residential areas of Lichang District to provide feasible theoretical basis for the project cost management.
