In the past more than 20 years,China’s real estate industry has been developing rapidly and comprehensively,but the real estate business environment has undergone dramatic changes,and competition has become increasingly fierce.At the same time,the cost management of the domestic real estate market development is still relatively backward,and the actual operation level of project cost monitoring is not very ideal.The real estate development cost is in urgent need of scientific and effective control.Based on such a large environment,the purpose of this paper is to further study the cost control of real estate project development,so as to provide reasonable help and suggestions for real estate related enterprises to control cost effectively and enhance market competitiveness.In this paper,the research results of the domestic and foreign famous scholars in the field of real estate development project cost control are summarized and analyzed.Secondly,the relevant background,market evaluation and prediction,construction content and process of residential district construction project are detailed and targeted definition and introduction.Again,the construction project cost management theory and cost management method as the theoretical foundation,the real estate development company cost control situation and the related problems as the corresponding practical basis,combined with the advanced theories and methods of project management and cost control,fully considering the combined effect of organization,technology,contract four,economic measures,establish the cost control system of residential construction project with the target cost,liability costs and dynamic cost as the core.Finally,in order to solve the specific implementation process of cost control in one way or another,the cost of our implementation stage cost control and marketing strategies of the four aspects of Control Countermeasures of project development cost control from the business chain integration,planning and design stage cost control,and provides a complete solution.The shortcomings of this paper are that the research results and theoretical methods of real estate project development cost control are only applied to residential development projects,and there are some errors in other projects,which need further adjustment;the preliminary cost control system of residential development projects and the proposed cost control The strategy should be further summarized through experiments.
