In recent years,China's economic development has shown the characteristics of "new normal" development.Economic growth has changed from high-speed growth to medium-high-speed growth.Influenced by the macroeconomic development situation,the growth rate of the total output value of decoration industry has shown a downward trend,and the profit space of decoration enterprises has been greatly reduced.With the implementation of reasonable low-price winning bidding method,the market competition in decoration industry is becoming more and more fierce.Therefore,how to minimize the risk of loss and maximize profits on the basis of winning the project has become a major problem faced by major decoration and decoration construction enterprises.Decoration and decoration enterprises are still "small but many",lack of scale,standardization and standardization.In the stage of project change after bidding and winning,they lack the right to speak and negotiate.They even bid at a loss price in order to win the bid.After winning the bid,they fill the cost gap and gain profits through jerry-building and material reduction.Now because of the disputes between quality and payment,the game of both losers and losers is carried out by means of breaking off payment and interrupting construction,which are not conducive to the construction quality and progress.Based on the above problems,on the basis of detailed research on the existing bidding and contract system and the relevant laws and regulations of decoration and fitment industry,this paper combs and summarizes the possible engineering change opportunities from the perspective of construction enterprises and engineering changes.On this basis,from the actual operation practice of decoration and decoration engineering,the overall change control procedures and models are sorted out.Then,from the three different stages of bidding,construction and settlement,focusing on the secondary operation of construction enterprises in the construction stage,this paper studies the procedures,opportunities and specific countermeasures and Strategies of the change,and takes 18 cases of the two projects of Pingshan Cultural Center in Shenzhen and Shenzhen Maritime World Cultural Center as examples.Practice provides executable reference and guidance.Finally,starting from the current status of contract negotiation and construction change,the author puts forward his own views and direction of efforts for the future development of decoration and decoration enterprises.
