Construction projects,especially large and medium-sized construction projects,adopt different trading modes,which will have an important impact on the construction project management level and project investment efficiency.At present,in foreign countries,especially in developed countries,there have been multiple coexistence of engineering transaction modes.It is more common to select engineering transaction mode according to the characteristics of construction projects.In China,the construction engineering transaction mode is single,and all construction projects are basically adopting DBB mode.The management method of contracting and “owner ten supervision” has affected the improvement of engineering construction management level.The purpose of this project research is to improve and develop the theory of construction engineering transaction cost,and put forward the theory and method of designing EPC engineering transaction mode,provide theoretical and methodological support for the construction project owner science and reasonable determination of engineering transaction mode,and then promote The management level of construction projects and the improvement of investment efficiency.The main contents of this project research:Applying transactional cost economics,engineering project management and other basic theories,analyzing the spatial and temporal binary structure of construction projects and the characteristics and internal laws of construction engineering transactions;studying the composition of construction engineering transaction costs,trading model structure,transaction optimization,etc.theory.Based on the theoretical analysis of construction engineering transactions,investigate the current status of construction engineering transactions and transaction models,including typical construction engineering surveys(expert interviews,field visits and access to information)and expert questionnaires,research and analysis of design and construction engineering transaction models.The influencing factors and their interrelationships,as well as the extent to which these design influencing factors affect the design of construction engineering transaction models,ie the weight of each design influencing factor.Analyze the characteristics of existing classic project contracting methods,contract type(engineering pricing method)and owner management mode,and explore their derivative models;according to these classic methods,analyze the engineering transaction mode with the change law of their main influencing factors.Spectral analysis,economic analysis and other methods are used to analyze the construction procedures and methods of the feasible set of engineering transaction models.According to the characteristics of engineering transaction mode evaluation and decision-making,the feasibility and rationality of the application of various decision-making methods are discussed,and the decision-making method suitable for construction project transaction mode evaluation is proposed.According to the theoretical analysis and research results,taking a large-scale water transfer project as an example,conducting empirical research,analyzing the rationality of the completed sub-project and the transaction mode adopted in the implementation of the sub-project,and proposing to start construction sub-project transaction Mode of the program.Through the research of this project,the main conclusions obtained are:The choice of construction project transaction mode is affected by many factors.Whether it is the method of contracting or the management method of the owner,there is no merit in the way,but it has its specific applicable conditions.The construction engineering transaction model,like its structure,needs to be determined by design.The main influencing factors of the construction project transaction mode design include 14 factors in three aspects,namely,the characteristics of the project(including project economic attributes,project scale,project complexity and sub-project construction interference degree);(including engineering investment,construction period and quality control requirements,as well as construction management capabilities,risk appetite and preference for contracting methods);construction environmental factors(including land acquisition and resettlement/immigration,construction site conditions,policies and regulations,and construction market development degree).The design of the construction project transaction mode should be based on the analysis of the construction conditions and technical conditions,and find a feasible delivery method,contract type and owner management method,and establish their feasible set.Then,they are combined to obtain a set of construction project transaction mode combination schemes.After compatibility analysis,a feasible project management model is obtained.Finally,select the most appropriate model from the feasible plan of the construction project transaction model.
