Research On Constraints And Promotion Path Of Assembly Building Development In Hefei

In recent years,China’s economy has developed rapidly,and the level of urbanization has also made considerable progress,which has led to the expansion of the entire construction industry in China.In order to meet the housing shortage caused by the large number of rural population turning to the city and promote the transformation of the construction industry,the state has begun to vigorously promote the development of assembly building,and Hefei is one of the first pilot cities of assembly building development in China.Therefore,the establishment of the development model of assembly building in Hefei has a positive demonstration role in the development of assembly building in other cities of the whole province and even in the whole country.However,there are inevitably many constraints in the process of development.If we want to improve the development model of assembly building as soon as possible,we must find the most important constraints and put forward the appropriate path for the development of Hefei.Firstly,this paper distinguishes assembly building from several similar concepts,and analyses the development process of assembly building in China,which is divided into four stages,namely,the initial stage,the fluctuating stage,the promotion stage and the rapid development stage,and makes a concrete analysis of the development status of each stage.This paper points out that Hefei is in the stage of rapid development and further analyses the development status of assembly building in Hefei in recent years.Next,by combining the current situation of Hefei with literature research and expert interviews,21 constraints are screened out,and after detailed comparison and selection of three "dimension reduction" methods,factor analysis method is determined as the research method in this paper,and with the help of SPSS(20.0)software,six major public factors affecting the development of assembly buildings in Hefei are finally determined.For economic factors,policy normative factors,technical factors,market factors,social cognitive factors and organizational management factors,the load distribution of 21 constraints in 6 public factors was determined and reinterpreted.On this basis,the analytic hierarchy process(AHP)is applied to analyze the weights of six public factors and the restrictive factors of the specific distribution of each public factor.The process of analysis is to determine the multi-level hierarchical structure,take the six common factors selected as the first-level factor index and 21 constraints as the second-level factor index,reduce the correlation and repeatability of the initial factor indexes as effectively as possible,and then calculate the relative weight of each index by geometric average method and test theconsistency.According to the final weight analysis results,it is determined that economic factors are the most important factors restricting the development of assembly buildings in Hefei,policy normative factors and technical factors are the second important factors,while market factors,social cognitive factors and organizational management factors are relatively less important public factors.Among them,"S06 construction cost is higher" is the most important restricting factor of economic factors;"S09 scientific research investment is insufficient" and "S15 investment payback period is long" are the more important influencing factors;"S01 government implementation is insufficient" and "S11lack of perfect tax revenue and related preferential policies" are the two more important restricting factors of policy norms;"S13 technology support system is not yet available." Perfection plays a decisive role in technological factors;market factors are mainly restricted by the lack of market demand in S07;social cognitive factors are mainly restricted by the shortage of S03-related professionals;and organizational management factors are mainly restricted by the lack of on-site management experience in S04.Finally,according to the theoretical basis obtained by the analytic hierarchy process,a suitable path for the development of assembly building in Hefei is explored,which can be divided into the basic consolidation stage,the rapid development stage and the mature stage.In view of the main problems faced by the three stages,the corresponding measures to solve the constraints are put forward,aiming at providing theoretical basis and decision-making reference for promoting the development of assembly building in Hefei,and improving the development mode of assembly building in Hefei.
