The prefabricated houses have broken through the traditional housing construction methods in China,and have advantages in construction cycle,project quality and environmental protection,which is the inevitable direction for the development of China's housing industry.However,the development of fabricated residential buildings in China has not been satisfactory for a long time.There are problems of high cost and unfavorable income advantages,and the development momentum of real estate enterprises is insufficient.However,the current research on fabricated houses mostly focuses on the application of new technologies,but lacks analysis and exploration at the economic level.Based on this background,this paper stands at the perspective of real estate enterprises,and takes cost-benefit as a research perspective to explore the problems of the development of prefabricated houses,with the intention of finding solutions to the problems of development and strengthening the advantages of development.Firstly,this paper analyzes the development status of China's fabricated residential buildings from the aspects of total construction,production capacity and regional distribution,and has a preliminary understanding of its development status.Secondly,based on the cost of traditional cast-in-place residential buildings,based on assembly.The cost change of the house is measured,and the cost of the prefabricated house is measured.The characteristic price model is introduced,and 13 sample-to-sale residential projects and 111 traditional cast-in-place residential projects in the same section are combined to form a sample population and regression analysis.Measuring the income of prefabricated houses and excavating high cost and unfavorable income advantage are the core problems facing the development of fabricated residential buildings in China.Thirdly,based on externality theory and scale economy theory,the current cost of assembly houses in China is high and the income advantage is not Exploring the reasons for the lack of development and lack of motivation;finally,summarizing and analyzing the strategies of cost reduction and income increase for prefabricated houses at home and abroad,extracting the experience that can be used for reference in China,and proposing the assembly house suitable for China's national conditions according to the previous analysis.Development Strategy.The research draws the following conclusions:(1)The cost of fabricated residential buildings in China is higher than that of traditional cast-in-place houses,but the income does not show obvious advantages.Therefore,the limited profit margin of real estate enterprises is further compressed,and the real estate enterprises lack development.(2)The externality of the prefabricated house,the majority of its income is shared by all citizens,but does not pay any fees,the increased investment of the enterprise can not be effectively shared;(3)the externality of the assembly house It can be solved through the internalization of external effects,and the incremental cost will be compensated by the government's incentives and support;(4)Scale is the key to the development of assembly houses.China's prefabricated houses are still in the early stage of development,and there is a lack of consumer demand and standardization.The economies of scale of fabricated houses cannot be realized,and the high cost cannot be shared,resulting in an increase in the cost of fabricated houses.
