The value of cultural heritage in urban area has get increasing attention in recent years.In 2012,the city government approved the planning of Tianjin' s 14 historic areas as a result of social awareness of the urgent needs to protect cultural heritage.However,the challenge of finding a suitable model for conservation work and urban renew remains.As for planners who are dealing with control plan,they insisted on conserving whatever exist on site rather than taking real-time need to develop into consideration.This paper first reviewed scholarly debates on historic areas and provided evidence of urban renewal practices.The planning method of historic areas have been coherent to the theoretical development.This paper then overviewed the historical and architectural values,such as human rights,vitality,and cultural identity.The paper summarized Tianjin's urban renewal in three paradigms:the bulldozer-style rebuilt,functional replacement,and conservation-based regeneration.The author remarked all three paradigms used in Tianjin,and overviewed their characteristics,strengthens,limits,and application,pointing out that the conservation-based regeneration is the preferred model for historic areas.Taking the Wudadao historic area as a case study,the paper illustrated the preferred regeneration paradigm in practice and provided comments and suggestions to the future urban renewal practices.
