| In this era of economic capital explosion,the real estate industry has gathered a large number of social assets,is an important material basis and conditions for the development of national economy,but also the necessary conditions for people to live and live.China’s real estate investment has increased from 305.27 billion yuan in2009 to 10979.9 billion yuan in 2017.The huge amount of real estate investment has affected the setting of relevant technical standards for real estate project cost,affecting the whole body.Nowadays,the state and governments at all levels have regulated the real estate industry to varying degrees,limiting its development and curbing the unreasonable housing prices.Under this heavy pressure,the financing of real estate projects has also been restricted,and capital turnover needs more attention.In the new era,the development of the real estate industry faces many challenges.Simply speaking,the operation of the project is the source of profit.This paper will start from the design stage,which is the most critical cost control stage of the real estate project,to find an effective way to control the cost of the design stage,reduce the cost of the project,increase the efficiency of investment,improve profits,and provide a reference for the real estate project.This paper analyzes and summarizes the research status of cost control in the design phase of real estate project by domestic and foreign scholars,combs the characteristics of real estate project and the main contents of cost control in the design phase of real estate project,and sums up the cost characteristics of this phase,so as to control the cost of real estate project in the design phase.A clearer understanding.Subsequently,through referring to information and consulting,it summarizes eight major problems and twelve influencing factors in the cost control of real estate project design stage.Based on this,the grey relational analysis theory is introduced,and the applicability of the theory is compared.The cost control model of real estate project design stage is constructed.The concrete steps and process of the model are given and described in detail.The model can be used to determine the key factors affecting the cost control in the design phase of real estate projects,give the direction of the optimal design scheme or select the design scheme,so as to achieve the purpose of cost control and reduce the cost of the design phase of the project.This paper carries on the case analysis to the concrete project,in order to verify the applicability and accuracy of the model,help the real estate project to find the key factors of cost control in the design stage,control from this direction,reduce the cost,and give the suggestions and measures to significantly reduce the project cost.This paper aims to reduce the cost of real estate project design stage,do a good job of control,hope to provide reference for future research,expand thinking,and provide a certain reference for real estate enterprises,improve the overall benefits of real estate projects.In this paper,the use of real estate project cost control model can be further improved,to find the way to cost control,using the general quota design and standardized design methods to reduce costs,to achieve the use of the project function and value. |
