Application And Research Of Air Conditioning System Operation And Maintenance Information Management Based On BIM

In recent years,with the improvement of Chinese people's level,in order to improve indoor comfort,safety,convenience and reliability,building and equipment industry such as heating and air conditioning has been developing rapidly.In the operation and maintenance stage of the air conditioning system,a large number of maintenance information of air conditioning need to be managed carefully.In the equipment operation and maintenance management mode of traditional air conditioning system,managers need to read a large number of drawings and data to inquiry the information of the equipment.And it's hard to find the complete and correct information that the equipment needs.Often due to incomplete information,errors and other reasons,the maintenance and maintenance of the equipment that can not be in time in the maintenance and maintenance stage of the equipment.And it costs a lot of human resources and time resources,which makes the management inefficient and affects the maintenance quality of the equipment.In the design and construction stage of air conditioning system,the research and application of BIM technology have been mature.But the study of the longest and most energy consuming operation and maintenance stage is still relatively weak.In this paper,the method of combining BIM technology with database technology is adopted.By studying the concept,connotation and characteristics of BIM technology,we are familiar with BIM related application software,understand the application status of BIM technology in air conditioning operation and maintenance stage at home and abroad,clarify the problems of traditional air conditioning system operation and maintenance management mode and the important role of BIM technology in air conditioning system operation and maintenance management.In order to realize the application of the air conditioning system and achieve the expected operational objectives of the design phase,based on information management of traditional air conditioning system,combined with information technology and computer technology,all information in air conditioning system design,construction and operation stage can be effectively integrated to form the management framework of air conditioning and maintenance information based on BIM technology.On the basis of this framework,the BIM visualization model and the operation and maintenance database are the two core modules of the operation and maintenance management system which are focused on.The BIM visualization model provides visual information display platform and operation carrier,and carries out visual query,statistics,modification and updating of basic information of air conditioning system equipment.The operation and maintenance database of the air conditioning system is used as a database for comprehensive storage and detailed management of information.According to this idea,the specific function and management process of the operation and maintenance management module of air conditioning system based on BIM technology are clarified.At the same time,through the requirement analysis and structure design of Access database technology,a database management system based on BIM is developed.Through database,the basic information,safety information,maintenance information,cost information,contract information and management information of air conditioning equipment is improved,the comprehensive management is more detailed and the management efficiency is greatly improved.Finally,through the simulation analysis of the case,it shows the multi-dimensional visualization of BIM model and the comprehensive management of database information during the operation and maintenance phase of air conditioning system.The purpose of this study is to put forward a train of thought on the operation and maintenance management of air conditioning system based on BIM technology.Meanwhile it design and develop a relatively perfect management system for the operation and maintenance of air conditioning equipment for the reference of Party A or property management.The operation and maintenance management mode of the air conditioning system can be applied to the operation and maintenance management of various building air conditioning systems,and is effective for large and complex engineering projects with large number of air conditioners.
