Research On Space Types Of Office Product Lines In Science And Technology Parks

As China's economy continues to develop and competition intensifies,the real estate market landscape is undergoing major changes.Market competition has gradually returned to product competition.With the transformation and upgrading of industries and the emergence of emerging industries,the speed of construction of industrial parks has increased and the amount of construction has continued to increase.Technology and real estate are among the important aspects.There are new requirements for the efficient,scientific,and rational design of the plan,and the requirements for designing the company are gradually increasing.Therefore,from the perspective of program design,this article takes the office space product line of science and technology parks as the research object,and aims to improve the efficiency and scientificity of the park design process.The article first analyzes the status quo of the product line,and finds that the existing product lines are all developed for R&D companies and are all concentrated in the residential direction.Although they also include the design phase,their starting points and paradigms are not entirely suitable for designing enterprise applications.Therefore,the research will analyze the science and technology parks,analyze their industrial characteristics and internal functional types,from which the analysis of the types of leading enterprises,according to the dominant business type scale organization model and functional type analysis to adapt to the office space model.On this basis,combined with the actual project of the Yinfeng Yaogu Industrial Park,the application of the product line was analyzed and summarized,and the areas for improvement in the future were proposed.In the study,firstly,several types of office space were classified according to the area,size,and traffic core layer in the office space.Then,these types were analyzed and interpreted through examples.The possible innovations in this paper are: First,through the division of the development enterprise real estate product line,try to develop a product line suitable for the application of the design process from the design point of view,to improve the design efficiency and sophistication.Second,starting from the scale characteristics of enterprise types,product line research and development will be carried out to achieve dynamic and flexible office space product selection based on the user's own characteristics.
