Low Impact Development Of Real Estate Project Planning And Analysis Under The Background Of Xiamen Sponge City

Sponge city has three basic features:accumulating,percolating and purifying naturally.It is an important strategy to solve water-logging disasters in our country and help to achieve the harmonious development between city and nature.Therefore,it has been included in the construction of new-type urbanization.The construction of sponge city is still at its early stage in our country.Xiamen,as the first demonstration sponge city,has the demonstration significance in our country.This essay tries to explore the harmonious regularity between city and nature with systematic research in order to provide experiences to rich the construction of sponge city in our country practically and theoretically.Based on the theory,practice and low impact development of sponge city,ecological harmony between environment and human beings has been put up and explored during the research of low impact development technique,considering engineering technique and also combining ecology,hydrology big data,smart city and other new ways to develop sponge city.Via the analysis of current sponge city,it can be seen that Xiamen is confronted with a serious lack of water and water quality problem.Also,with the city scale expansion deteriorating,sponge city construction meets the requirement for Xiamen in making strategies.Considering the climate,economic development and urbanization level,it is concluded that Xiamen is in Ⅳ area in terms of the inland runoff volume controlling area,which provides 70 percentage of the yearly total runoff volume(the precipitation is 26.8mm).It is proposed to build sponge city in bay area and come up with some feasible low development technique and policy.Combined with the sponge city plan in software park phrase three and the analyses of its geography as well as geology,the goal of low impact development is divided.The result shows the controlling ratio of yearly runoff volume before development is 82%and 77%.If extensive development method is used,the yearly runoff volume falls to 28%and 26%.However,via the comprehensive application of low impact development technique,the yearly runoff volume is 75%and 71%,which is close to the results before development,and thus it reaches the goal.The research indicates low impact development technology is feasible sponge city construction in software park phrase three and can be applied extensively.
