With the development of economy and society,the pace of real estate development in China has been accelerating.Behind the rapid development of the real estate industry,its investment risk is also increasing.Therefore,it is a required course to study and analyze the risks and losses brought by real estate investment in order to effectively reduce and avoid the occurrence of real estate investment risks.In recent years,China has strengthened macro-control over the real estate industry,and relevant departments have also issued a series of strategies and documents related to investment plans,actively promoting and strengthening institutional reform,which also brings certain risks to the real estate project investment.However,due to the large investment and long cycle of real estate development,the development of real estate is also affected by many aspects such as economy and social environment.Therefore,there are many uncertain factors in the development of real estate projects,and the project risks will inevitably increase day by day.The research object of this paper is the investment risk of real estate projects.Firstly,it introduces the definition and characteristics of the risk,describes the investment risk of real estate projects,and summarizes the theory of the investment risk of the project.It also analyzes and compares the advantages and disadvantages of several commonly used evaluation methods.Then,according to its risk sources,the risk is divided into five categories:policy risk,economic risk,management investment risk,social environment risk and technical risk,and the 26 sub-factors of these five risk factors are analyzed.Through expert investigation and reference documents listed the main risk factors,find out the main risk factors of the set-valued iteration method weight value,the history of this article is based on establishing the real estate investment risk evaluation index system,starting from the markov chain and risk of real estate investment,real estate investment risk evaluation model is established,and evaluate the real estate project investment risk.Finally,taking the Country Garden Phoenix Project in Xi ’an city as an example,the data were collected and applied to the established risk level evaluation model of real estate investment through expert scoring and comparison of reference materials.Through the evaluation,the risk level of real estate investment was obtained as three levels,and specific countermeasures were given.Based on country garden phoenix in xian project investment risk as the research content,using the theory of markov chain of country garden phoenix in xian project investment risk prediction research,build the real estate investment risk evaluation model based on markov chain,and puts forward the specific measures to deal with risks,to real estate developers to make a reasonable planning and project investment decision-making to provide the theoretical basis of the scientific and effective for the social from all walks of life investors circumvent the risk of real estate investment put forward reasonable Suggestions.
