Research On The Sea Area Value Increment And Increment Income Estimation

With the further development of the marketization of China's sea areas,the demand for the sea areas is growing,and the value increment of the sea areas is be-coming more and more obvious.However,due to the late start of the marketization of China's sea areas,the development of the marketization of the sea areas is relatively immature,and the value increment of state-owned assets in the sea area has not been fully reflected in the study of the value of the sea area resources and in the sea area price assessment.So,it is urgent to carry out the in-depth research on the value in-crement of the sea areas.Based on this,this paper mainly studies the estimation of the increment income of the sea area in theory and practice.Based on the combing of the literature on the value increment researches in the sea area at home and abroad,the definitions of relevant concepts and the analyses of the theoretical basis,this paper expounds the reasons of the value increment in the sea area and the influencing factors of the value increment income in the sea area,and puts forward the technical ideas and evaluation principles for the estimation and evaluation of the value increment income in the sea area.This paper focuses on the determining method of the key parameter-the rate of the value increment income in the value increment income estimation and evaluation in the sea area,and empirically studies the evaluation method of the value increment income in the sea area in the evaluation practices by taking the 6#fishery sea area in the Jiaojiang District of Tai-zhou City as an example.The innovations in this paper focus on the following three aspects.The first innovation is that the paper clarifies the technical ideas of the valuation and evalua-tion of the value increment income in the sea area.The second innovation is that the paper establishes the methods of the measurement and evaluation of the value incre-ment income in the theoretical and practical aspects.The third innovation is that the pape rmakes it clear that the method of determining the rate of the value increment in the sea area in the using the cost method to evaluate the value increment income in practice.The results of the researches of this paper show that the value increment in-come of the sea area is an important part of the sea area price in our country,and it is indispensable in the sea area price assessment.The method of determining the rate of the value increment income the sea area by using the weighted comprehensive evalu-ation method by related indicators such as the social economic growth has a very Strong operability and important practical values.
