The real estate economy is one of the important economic pillar industries in China,which plays an important role in promoting the development of related industries and promoting the construction of urbanization in China.Real estate enterprises is the most important link to undertake real estate economy,is an important participant,the implementation of the real estate economic development but as a result of China's special economic system and national conditions,can lead to the development of economy of real estate in our country starts late,the development of real estate enterprises,the industry long-term lack of experience and capital accumulation,leaving many real estate enterprises in the process of business relies too much on bank debt financing,financial institutions,such as the leverage to keep for a long time in a higher level of whole industry.Debt financing is one of the most important way of enterprise financial finance,real estate enterprises can make full use of financial leverage benefits of debt financing decreases,which bring greater returns for investors,but also should attach great importance to financial risks brought by the debt financing,and even induce the possibility of financial crisis.Economy after a leapfrog development in our country,gradually entered the reform and development of the deepwater area ",the "19" conference pointed out that the development of Chinese economy in various fields and reform step by step to quality efficiency in development and gradual industries supply side structural reforms,especially the real estate industry to gradually implement the "go to inventory,to leverage" and a series of measures to further reduce the excessive real estate investment,relying too much on the bad situation of debt capital,gradually increase the effective supply of real estate industry.The new phenomenon and new problems in the development of the real estate economy have further enhanced the research interest of the real estate economy.Based on the analysis of our country in recent years,on the basis of real estate regulation policy of real estate enterprise financial risk problem in the process of A business are studied,specific financial ratios analysis,single variable model,the Z value model and F score model method of the enterprise financial risk analysis and evaluation,and on this basis,the combination of macro policy,industry environment and A enterprise microscopic three aspects has carried on the analysis of the causes,and finally put forward for A suggestion and countermeasures for enterprises to reduce financial risk and crisis,in order to provide experiences for other real estate enterprise financial risk management for reference.
