Urban Design Perspective In Xi'an Xujiawan Area Study On Land Use Intensity Control

Along with the economic development zone of Xi'an City,Chan Ba District,North Station area and the area of the Da Ming Palace completed the new round of planning,the surrounding area has completed the upgrade,the north station opened to the north of Xi'an area development and construction has brought new opportunities.The construction situation in the area of Xu Jia Wan has not been able to meet the needs of regional development.The region needs to re-examine the functional positioning in the region,identifies the direction and objectives of development in order to meet the current urban development trends.Xu Jia Wan area is an important part of the urban area of Xi'an City,the region has built up area which is accounted for about 90% of land use planning.The spatial development pattern of the region has changed from the original "incremental" planning to "stock" planning,from the extension of the expansion to the connotation of the upgrade.Based "urban design guidance,total restraint,vertical hierarchical control,horizontal partitioning balanced" technical methods,this paper studies the restraint mechanism of land use intensity from the influence factors of urban design factors and reviews the relationship between urban design factors and land development intensity of Xu Jia Wan area.The types of urban design factors at the level of zoning--level and block-level are clear.At the same time,the land use intensity models of Xu Jia Wan area are established by assignment and quantification.Based on the relevant technical theories at home and abroad,the author studies the restraint mechanism of urban design and land development intensity.Combined with the characteristics of the urban built-up area,the paper determines the control of the volume ratio of Xu Jia Wan area of Xi'an City.This paper studies the control of stock land use from the urban design perspective of Xu Jia Wan area of Xi'an City.First of all.On the basis of clarifying the basic theories and methods of urban design and urban land control,the relevant research at home and abroad and construction practice are outlined.Secondly,the paper summarizes the land use and explains in detail the characteristics of the stock land use in the Xu Jia Wan area.Finally,this paper further discusses the advantages of the urban design related technical methods for the control of land use in Xu Jia Wan area.On the basis of above,the land use intensity of Xu Jia Wan area of Xi'an City will be designed.In this paper,the methods and factors of urban design are applied to the control of land use intensity in Xu Jia Wan area of Xi'an City,and a scientific and effective mathematical model is established.In the end,this paper provides technical support for the more reasonable and scientific determination of land use intensity and improves the preparation method of the comprehensive transformation plan in Xu Jia Wan area.
